Founded in 2020, ACA Developments is a full-service Owner’s Representative based in South Florida and Los Angeles. We act as fiduciary agents for our clients, protecting their investments and delivering their projects on time and on budget.

Our focus is ground-up, ultra-luxury single-family homes, many valued at $30M and above, for clients who expect discretion, precision and complete transparency.

The Role

The Senior Project Manager leads ground-up single-family projects from acquisition and design through construction and closeout, with direct accountability for delivery. You sit on the owner’s side of the table: you hold the general contractor, architect, interior designer and consultants accountable to the client’s budget, schedule and quality standards.

This role suits a self-starter who takes ownership without being asked and wants to grow with a company that is still building its team.

What You Will Do

• Lead projects end to end: manage every phase, including due diligence, design, permitting, procurement, construction and closeout.
• Own the budget: build and maintain project budgets, review GC pay applications, evaluate change orders, and manage contingency and allowances.
• Drive the schedule: track the critical path, lock in long-lead items early, and hold the GC and consultants to milestones.
• Coordinate design: manage the architect, interior designer and engineers; review drawings and submittals in Bluebeam; resolve conflicts between design intent, cost and constructability.
• Procure and contract: run GC and consultant bid processes, level bids, and support contract negotiation.
• Manage permitting: guide projects through Miami-Dade and Miami Beach approvals, including design review, coastal and flood-zone requirements.
• Report to the owner: lead OAC meetings and deliver clear, regular reporting on budget, schedule, risks and decisions needed.
• Protect quality: walk sites regularly, with close attention to envelope, waterproofing and finish quality.
• Protect the client: handle confidential client financial and property information with complete discretion.

What You Bring

• [8+] years of project management experience in construction, development or owner’s representation, including ground-up high-end residential or comparable complex projects.
• Experience across all phases of the development process.
• Bachelor’s degree in architecture, engineering, construction management or a related field.
• Strong command of budgets, schedules, contracts and change-order management.
• Proficiency in Bluebeam and Microsoft Office; familiarity with scheduling tools such as MS Project and Procore.
• Excellent written and verbal communication, with the poise to manage demanding clients and design teams.
• Strong organization, time management, and decision-making skills; a proactive approach to problem-solving.
• Ability to handle confidential information with discretion.

Preferred

• Master’s degree in architecture, engineering, construction management, or a related field.
• Project Management Professional (PMP) certification.
• South Florida experience, including HVHZ code, flood zone, and coastal construction.
• Owner’s representative experience on high-net-worth residential projects.
