Job Location: Overlook at Thornton, Thornton, CO 80260 Position Type: Full Time Job Category: Management Summary The Community Manager 2 oversees full‑cycle property management duties—including marketing, leasing, member management, regulatory compliance, financial oversight, reporting, data entry, and maintenance direction—in coordination with the Regional Maintenance Supervisor. The role supports larger tenancy projects such as tax‑credit, market‑rate, multi‑site, and complex subsidy communities within the Property Rehabilitation Project, ensuring performance meets key performance indicators such as NOI, occupancy, revenue, and member satisfaction. Marketing and Leasing Develop and implement a marketing plan and leasing strategy for the community. Direct marketing and manage all housing rental applications. Interview prospective members and perform necessary verifications to comply with Low Income Tax Credit Program, HUD 4350.3 Occupancy Handbook, and HOME program. Show prospective members apartment models and/or available apartments. Provide information on nearby schools, shopping, recreation, and public transportation. Lease apartments, collect required security deposits, and complete lease paperwork. Member Management Maintain occupancy levels and rent revenues per established metrics. Collect all rents, including delinquent ones, and keep uncollected rents below 2‑3%. Investigate and resolve member complaints, supporting staff in ongoing resolutions. Inspect vacated apartments to determine needed repairs or maintenance. Comply with Fair Housing Act and ADA laws. Oversee the entire eviction process when required. Direct and plan themes/events with Assistant Community Manager and Leasing Consultant. Partner with Maiker’s Family and Community Vitality (FCV) Team to promote belonging, connection, and housing stability for community members. Financial Management Achieve expected NOI and help reach Maiker property management goals. Present recommendations to DPO/MPO to maximize property performance. Collaborate with DPO/MPO on annual operating budget development and budget approval. Prepare and submit required reports: Monday Morning Reports, 4P reports, monthly financial reports, and market surveys. Enter accurate and timely financial, community, and member data into Maiker’s data management system. Maintenance Coordinate with the Regional Maintenance Supervisor to direct maintenance staff activities (plumbing, electrical, painting, landscaping). Arrange for maintenance contractors or other site services such as carpet cleaning. Inspect apartments completed by maintenance staff to ensure readiness for rent. Verify that each apartment meets Maiker standards before moving residents in. Survey the community exterior to ensure quality standards are met. Record deficiencies and write work orders for required repairs. Maintain and monitor the Make Ready Board and Community Key Control system. Staff Management Hire, schedule, train, evaluate, promote, counsel, reward, and maintain accountability of staff. Provide frequent feedback and coaching; conduct annual performance reviews for direct reports. Lead daily stand‑up meetings or other communications with the entire team. Perform functions of Assistant Community Manager and Leasing Consultant as needed. Qualifications Education and Experience High School diploma or equivalent. 3‑5 years as a Community/Property Manager in affordable housing. 5+ years of affordable housing leasing experience and program expertise. 5+ years of managerial/supervisory experience. Experience with budgeting and property cost control, proactive budget management. Proficient in MS Office (Word, Excel, Outlook). Working knowledge of Yardi Property Management software. Bilingual in Spanish/English. Certifications such as CAM, CAPS, or CPM are highly desirable. Knowledge and Skills Demonstrated success as a Community Manager 1. Excellent listening, verbal, and written communication skills. Strong customer service orientation. Strong organizing and planning abilities with the capacity to manage multiple projects and priorities. Detailed, accurate, and consistently meets deadlines. Strong mathematical skills (fractions, decimals, percentages, ratios). Ability to define problems, collect data, establish facts, and draw valid conclusions. Understanding of technical procedures and governmental regulations. Results‑oriented management, holding team accountable and providing necessary resources. Exceptional teamwork and inclusive decision‑making. Flexibility and adaptability to new ideas and responsibilities, handling pressure and changing needs. Physical Requirements and Working Conditions Regular computer use; ability to sit for long periods. Stand and walk on hard surfaces; use stairs. Lift/push/pull/carry objects of 10–20 lbs. frequently and 30–40 lbs. occasionally. Reach shoulder level or above, and bend at the hips and knees.
