Job Overview Manage the day-to-day operations of an assigned property, including team members, daily activities, and resources, to achieve established budgeted financial and operational goals. Ensure compliance with Company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other relevant laws and regulations governing multi-family housing operations. Responsibilities Develop property budgets by analyzing financial statements, marketing information, and operational reports. Meet targeted revenues by setting rent rates, collecting and posting rents and fees, making bank deposits, and preparing monthly financial status reports. Approve invoices from vendors, contractors, and service providers after reconciling work performed or products purchased and ensuring valid certificates of insurance. Code charges to appropriate Chart of Account codes and manage communications with vendors, accounting, and client/owner. Control expenditures to stay within budget constraints and maintain the petty cash fund. Oversee lease enforcement, including application approval, discount and renewal leases, apartment inspections, notice requirements, evictions, and collection of late fees. Analyze market and economic trends to implement short- and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding promptly to complaints, questions, and requests, and taking appropriate action to resolve service issues. Ensure maintenance staff meets company standards in responding to and completing resident service requests. Conduct regular property inspections to maintain standards for safety, cleanliness, and appearance. Supervise property staff: interview, hire, orient, train, and manage employee performance in accordance with company policies. Assist in managing client/owner relationships through meetings, property tours, performance updates, and responding to owner requests. Complete various accounting, financial, administrative, and other reports as required. For California Community Managers, manage the lease process using the California Lease File Checklist to ensure complete and compliant lease documents. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field (preferred). 4–6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage daily operations. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently or as a team leader. Specialized Skills All required state and local licenses and/or certifications. Valid driver’s license to operate a golf cart on property, with all on‑site staff who drive also holding a valid license. Proficiency in internet, word processing, spreadsheet, and database management programs. Strong proficiency using property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Travel & Physical Demands Work primarily in an office environment but frequently exposed to outside elements where temperature, weather, and odors may be unpleasant or hazardous. Must be able to access all exterior and interior parts of the property and amenities. Capability to push, pull, lift, carry, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required for bank deposits, training, outreach events, and related duties. Compensation & Benefits Base salary with eligibility for quarterly or annual bonus programs (corporate positions) or weekly/monthly/quarterly bonus programs (onsite positions).
