Compensation:  Base + Commission, for an OTE between $125k – $200k

About the Role

We are seeking a high-performing, results-driven Commercial Sales Account Executive to drive territory expansion across our Maintenance, Repair, and Replacement (MRR) division.

In this role, you will own the end-to-end sales cycle—from prospecting commercial building owners and facility leaders to closing long-term service agreements and capital replacement projects. You will act as a trusted advisor to Facility Managers, Chief Engineers, and C-Suite Executives, presenting solutions framed around ROI, equipment longevity, risk mitigation, and total cost of ownership (TCO).

Key Responsibilities

• Territory Expansion & Prospecting: Proactively generate new business through outbound prospecting, cold outreach, site visits, and industry networking. Qualify opportunities early through initial site walks and diagnostic assessments.
• Full Sales Cycle Management: Scope client needs, negotiate terms, and close recurring planned maintenance agreements as well as complex repair, retrofit, and replacement projects.
• Consultative Value Selling: Sell solutions based on long-term value, system reliability, and total asset lifecycle costs—positioning quality and performance over low-bid pricing.
• Account Optimization & Growth: Expand relationships within existing client portfolios across multiple properties and regional assets to identify upsell, repair, and replacement opportunities.
• Cross-Functional Collaboration: Partner with internal service and operations teams to guarantee seamless project handoffs, high service delivery standards, and maximum client retention.
• Pipeline Management: Maintain accurate pipeline forecasting, activity logging, and CRM management to support weekly performance reviews with leadership.

Qualifications

• Proven B2B Sales Track Record: 3+ years of successful field sales, account management, estimating, or project management experience within commercial mechanical, electrical, plumbing (MEP), commercial equipment, or facility maintenance sectors.
• Technical & On-Site Aptitude: Comfortable conducting site assessments on commercial, warehouse, and industrial production floors to evaluate operational risks and scoping requirements.
• Executive Presence: Ability to build rapport across all organizational levels—from maintenance teams and engineers to property managers, executives, and business owners.
• Financial & Commercial Acumen: Skilled in developing, writing, and presenting detailed technical proposals with a strong focus on ROI and financial impact.
• Self-Motivated & Structured: Outstanding time management, negotiation, and pipeline-tracking skills in a goal-oriented environment.
• Local Market Knowledge: Prior relationships with commercial building owners or facility groups in the regional market is preferred.
