Community Manager Full-Time, Exempt, Location: Veranda at North Main, Columbia, SC, US Community Manager opening at our Veranda at North Main community located in Columbia, SC. Reports To: Regional Property Manager Supervises: All On-Site Personnel Position Type: Full-Time, Exempt Summary of Position: Responsible for overall management of the property, maximizing rental income, maintaining operations, ensuring financial efficiency, and ensuring residents a clean, safe, comfortable, and attractive place to live. Primary Duties and Responsibilities: Abides by Fair Housing Laws. Actively participates in leasing of the property while striving for quality residency. Oversees financial activities and handles banking duties. Troubleshoots resident problems and encourages resident renewals. Inspects property to ensure quality. Prioritizes work of subordinates. Collects rent and issues 5-day notice of eviction. Hires and disciplines employees. Supervises the security function for protection of residents. Encourages a positive resident relations attitude. Oversees preparation of financial reports. Acts as liaison with outside contractors. Oversees building repairs to ensure timely completion. Participates in annual budget preparation. Attends scheduled corporate meetings. Approves and submits invoices. Other duties as assigned. Occasional Functions: Schedules property improvements. Prepares maintenance orders and supply requisitions. Position Requirements / Qualifications: High School Diploma or GED. May be supplemented by prior supervisory experience in a customer service environment. Valid Driver’s License (if operating a vehicle). Preferred Skills / Abilities: Advanced college courses in management, public relations, or accounting. At least two years of property management experience in a customer service environment. Physical Activities: Typing, walking, bending, stooping, reaching, climbing stairs, or standing for periods of time. Ability to lift and move up to 50 lbs.
