We are currently seeking a Porter / Groundskeeper to join our property operations team. This is an excellent opportunity for someone who takes pride in maintaining clean, safe, and welcoming communities and enjoys working outdoors as part of a team.

What You'll Do

As a Porter, you will play a key role in maintaining the appearance and cleanliness of the community while supporting the maintenance team with day-to-day property operations. Responsibilities include:

• Maintain the overall curb appeal of the community
• Perform daily grounds walks and litter removal
• Clean common areas, laundry rooms, mail rooms, offices, clubhouses, stairways, and walkways
• Assist with apartment turns and cleaning vacant units
• Support maintenance staff with property upkeep and special projects
• Report health, safety, and maintenance concerns to management
• Assist with annual apartment inspections
• Maintain organized maintenance storage and work areas
• Distribute resident notices and community communications
• Help ensure a clean, safe, and welcoming environment for residents and visitors

What We're Looking For

Required Qualifications:

• High school diploma or equivalent
• At least 2 months of property management, maintenance, janitorial, landscaping, or related experience (or equivalent training)
• Strong work ethic and positive attitude
• Excellent customer service and communication skills
• Ability to work independently and as part of a team
• Ability to read and speak English for communication and safety purposes
• Authorized to work in the United States for any employer

Preferred Experience:

• Apartment community or affordable housing experience
• Groundskeeping, custodial, janitorial, or maintenance support experience
• Knowledge of safe work practices and cleaning procedures

Physical Requirements

This is an active, hands-on position requiring:

• Extensive walking throughout the property (7–8 hours daily)
• Regular bending, stooping, kneeling, and lifting
• Ability to lift and carry up to 50 pounds
• Working outdoors in varying weather conditions
• Use of hand tools, cleaning equipment, and maintenance supplies

Schedule

• Full-Time
• Onsite position
• May require occasional evenings, weekends, or holidays based on community needs
• May occasionally support other QMG locations as needed
