Job Description Summary The position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Key duties include all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals: greet and qualify prospects, conduct community tours, process applications, perform credit and criminal background checks, prepare lease and move‑in package, and ensure a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in, ensure move‑in readiness, and schedule any outstanding items with the maintenance team. Stay informed about current market and competitor conditions that may impact occupancy and sales results; develop and implement short‑ and long‑term marketing plans to sustain occupancy. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, and other websites), and community‑specific campaigns. Use the on‑site property‑management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure that the community and show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls. Execute lease renewal program activities: prepare renewal letters and packages, contact renewing residents before move‑out dates, and ensure timely signing and implementation of renewal documents. Respond promptly and courteously to resident, client, or owner concerns and questions, taking action to solve problems and documenting requests to the appropriate individuals. Licenses or Certifications All state and local jurisdiction licenses and certifications required for the position. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Travel may be required to assist other properties, attend training, meetings, or other necessary situations. Work a flexible schedule, including evening, weekend, and holiday calls. Compensation Hourly range: $15.00 – $18.00. Corporate positions may be eligible for a quarterly or annual bonus program. On‑site property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
