Sales Representative- Modernization (Manhattan)

Job Summary Manhattan, NY Responsible for successfully bidding and securing modernization contracts and developing and maintaining strong relationships with new and existing customers. This role is essential in ensuring modernization and/or H-Power jobs are completed profitably while driving branch annual revenue goals. Essential Job Functions Collaborate with architects, general contractors, TKE operations team, consultants, building managers, and owners in pre-bidding activities for modernization jobs. Maintain strong knowledge of company products through training, factory manuals, and supplier information, including local elevator code requirements. Create quoting and bidding packages by obtaining blueprints, attending job walks, and conducting onsite surveys; review specs and labor requirements with operations to ensure profitability. Demonstrate technical knowledge of H-Power features and determine customer needs to develop sales strategies. Present bids to customers, explaining cost factors and emphasizing construction, performance, durability, and equipment appearance. Partner with operations to negotiate the Scope of Work (SOW) and collaborate with contract administration, sales support, and legal as required. Develop capital plans for customers to address short- and long-term building needs. Coordinate submittal packages through the approval process and create change orders as requested upon customer acceptance. Visit project sites and attend customer meetings to ensure needs and deadlines are met. Use the Customer Relations Management (CRM) tool to update and manage the sales pipeline. Education & Experience Bachelor’s degree or equivalent experience required. Minimum six years of business-to-business sales experience. Strong attention to detail with proactive follow-up skills. Demonstrated success in a fast-paced environment. Outstanding ability to build and nurture relationships with customers, team members, and cross-functional colleagues. Excellent time management, organizational, and presentation skills. Salesforce experience (preferred). Ability to read and interpret architectural drawings (preferred). Compensation & Benefits Salary range: $88,200 – $114,700. The role offers a car allowance, fuel card, and monthly commission program.
