Maintenance Technician IThe Maintenance Technician I performs preventive maintenance, routine inspections, troubleshooting, and general repairs on commercial and industrial facility equipment in a safe, efficient, and professional manner. This role supports facility operations by maintaining building systems and equipment reliability while ensuring a safe and comfortable environment for building occupants. The technician communicates clearly with stakeholders, follows through on assigned tasks, and works both independently and as part of a team while adhering to all safety, operational, and customer service standards. The position also includes documenting maintenance activities in the CMMS and helping maintain the overall appearance and functionality of the facility.Responsibilities include performing scheduled preventive maintenance activities on facility and building equipment in accordance with established procedures and manufacturer recommendations; conducting routine shift rounds and inspections of facility systems and equipment to identify operational issues, safety concerns, and maintenance needs; monitoring and recording equipment operating conditions, including temperatures, pressures, vibration levels, flow rates, and other performance indicators; identifying potential equipment failures and reporting deficiencies and emerging issues to site leadership in a timely manner; troubleshooting and performing minor maintenance and repair work on commercial and industrial building systems and equipment; assisting technicians with more complex repairs and maintenance activities to support reliable facility operations; performing routine maintenance tasks such as filter replacements, belt and hose inspections and replacements, lubrication and greasing of equipment, oil changes, and condenser and coil cleaning; making basic mechanical adjustments to improve equipment performance and ensure proper operation; completing general building maintenance activities, including painting, patching, fixture repairs, and minor carpentry work; performing basic plumbing repairs such as faucet, valve, and drain maintenance to support building functionality; assisting with simple electrical repairs where permitted, including lighting maintenance, lamp replacement, and ballast replacement; communicating professionally and effectively with customers, facility occupants, vendors, and team members to ensure clear understanding of maintenance needs; providing timely updates regarding work status, anticipated completion times, and any potential operational impacts; responding promptly and professionally to maintenance concerns to support a customer-focused environment; strictly following all company safety policies and procedures, including OSHA regulations, lockout/tagout procedures, permit requirements, and other workplace safety protocols; using the CMMS to document maintenance activities, inspections, and repairs accurately and in a timely manner; and assisting in maintaining the overall appearance and functionality of the facility through consistent attention to building systems and finishes.Essential skills include experience performing preventive maintenance and routine inspections on commercial and industrial facility equipment; ability to troubleshoot and perform minor maintenance and repairs on building systems and equipment; working knowledge of HVAC, plumbing, electrical, and general mechanical systems; proficiency using a Computerized Maintenance Management System (CMMS) to document work activities; strong mechanical aptitude and familiarity with tasks such as filter changes, belt and hose inspections, lubrication, oil changes, and coil cleaning; ability to perform basic plumbing repairs, including faucet, valve, and drain maintenance; ability to assist with simple electrical repairs, including lighting maintenance, lamp replacement, and ballast replacement where permitted; effective verbal and written communication skills to interact with customers, occupants, vendors, and team members; strong follow-through skills and the ability to work independently and collaboratively; commitment to safety and adherence to OSHA regulations, lockout/tagout procedures, and other workplace safety protocols; 608 CFC Universal Certification or equivalent credential related to refrigerant handling; and experience working as a maintenance technician or facilities technician in a commercial or industrial environment.Additional skills and qualifications include experience supporting technicians with complex repairs and maintenance activities; general building maintenance, including painting, patching, fixture repairs, and minor carpentry; exposure to customer service in a facilities or maintenance setting, with a focus on responsiveness and professionalism; comfort working with a variety of building systems and equipment in commercial and industrial facilities; ability to prioritize tasks, manage time effectively, and adapt to changing maintenance needs.Why work here? Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
