The role performs technical and mechanical work to maintain the physical condition of building premises, grounds, amenities, and common areas, ensuring cleanliness, safety, and functionality in accordance with company standards. Property Information • Property: Coddle Creek • Location: Concord, NC • Type: Garden • Stage: Stabilized • Unit Count: 328 • Schedule: Monday‑Friday, with rotating on‑call Responsibilities Complete assigned work orders from resident requests and preventive maintenance, diagnosing issues and executing repairs in accordance with policies, procedures, safety standards, and code requirements. Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, creating punch lists, scheduling vendors, procuring supplies, completing maintenance tasks, and conducting final inspections. Follow procedures for accessing and tracking materials and equipment, returning unused items, and reporting re‑ordering needs to the maintenance supervisor. Maintain accurate and timely documentation for all service requests. Assist with grounds, common areas, and amenities upkeep (trash removal, pressure washing, general cleaning, painting curbs and signage). Support cost‑cutting and expense control by repairing rather than replacing parts, minimizing waste, and properly using tools and equipment. Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and promptly reporting accidents and incidents. Periodically inspect work performed by contractors and vendors to verify quality, scope, and specifications. Assist in routine and periodic property inspections to identify safety and risk concerns, maintain property condition, and communicate needs to management. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25lb independently and 50lb with assistance. Possible travel to assist other properties or attend required training, meetings, or other necessary events. Work a flexible schedule, including evening, weekend, and holiday calls. Required Licenses or Certifications EPA TypeI andII or Universal certification for refrigerant recycling (for Certified Service Technicians). All state and local jurisdiction certifications required for Service Technicians. Valid driver’s license to operate a golf cart on property where applicable. Compensation Hourly range: $24.00 – $26.00. Eligible for quarterly or annual bonus programs (corporate positions) or weekly, monthly, or quarterly bonuses (onsite property positions).
