We are currently hiring a Construction Manager in the San Diego, CA area to support maintenance and operational project types for a public educational institution. Our education team provides services to K-12 as well as higher education institutions nationally. You will be teaming with project, program, and client leadership to provide premier educational facilities for our nation’s youth and adults seeking to better themselves through learning. Responsibilities Manages, oversees and coordinates all facets of the construction and close-out phase of all assigned projects. Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects. Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work; coordinates with various school district and project staff. Manages the project budget and schedule to meet the client's qualitative standards; monitors the project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress. Manages daily activities of the contractor, reviews contractors’ construction schedules and submittals, and coordinates responses to the contractors’ inquiries through the Requests for Clarifications (RFC) and other related documents. Reviews substitution submittals from contractors to ensure specification and/or school district requirements are complied with. Receives, reviews, and negotiates Contractor Change Order Proposals to achieve a fair and reasonable price in accordance with the General Conditions; reviews and addresses any and all schedule impacts in accordance with the project specifications in a timely manner. Reviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties. Administers provisions of Professional Service Agreements between Architects and the District. Coordinates District delivery of related fixtures, furniture and equipment. Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out. Performs other duties as assigned. Knowledge & Skills Required Knowledge and experience planning, managing & coordinating all aspects of project, scope and cost for multiple projects. Demonstrated ability to monitor and re-evaluate scope throughout the project and recommend adjustments when necessary. Experience collaborating with cost management group to provide accurate and timely cost estimates, cost studies, actual job cost reviews, and budget reconciliation. Experience with Value Engineering Ability to exercise creativity and resourcefulness in managing the project effectively in a compressed timeframe. Utilize effective written and oral communication skills. Ability to understand how your role contributes to the organization's goals. Demonstrate ability to be dependable, diligent, and thorough. Preferred Education And Experience Bachelor's degree in Construction Management, Engineering, Architecture, or related field. A minimum of seven (7) years of experience in project management, engineering, or construction management of commercial and/or public educational facility construction with full responsibility for coordinating complex projects. Prior experience on public sector projects, preferably public educational facilities, and familiarity with public contracting code. The salary range for this full-time role is $115,100.00-$153,500.02 per year. Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. Cumming Group reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
