LUMA Residential is looking for an experienced Apartment Service Manager to lead maintenance operations at Woodland Hills Apartments, a 250-unit community in Irving.

If you know apartment maintenance, can lead and develop a service team, and take pride in keeping a community operating at its best, we want to hear from you.

What You'll Do

As Service Manager, you'll take ownership of the community's maintenance operations, including:

• Lead, train, schedule, and support the onsite service team
• Oversee service requests and ensure repairs are completed accurately and promptly
• Manage apartment make-readies and help ensure homes are ready for scheduled move-ins
• Diagnose and perform HVAC, electrical, plumbing, appliance, and general maintenance repairs
• Manage preventive maintenance programs, inspections, inventory, and supplies
• Maintain strong curb appeal and property standards
• Promote safe work practices and ensure company safety procedures are followed
• Partner closely with the Property Manager to prioritize community needs and resident satisfaction
• Participate in the rotating on-call schedule for after-hours emergencies

Qualifications

What We're Looking For

• 2+ years of apartment maintenance experience required
• Previous Service Manager, Maintenance Supervisor, Lead Technician, or similar leadership experience strongly preferred
• Strong HVAC troubleshooting and repair experience
• EPA/CFC Type II certification required
• Pool certification or ability to obtain as required
• Strong leadership, organization, and problem-solving skills
• Ability to manage multiple priorities and lead by example
• Valid driver's license and active automobile liability insurance
• Reliable transportation and required maintenance tools
• High school diploma or equivalent
