Regional Property Manager

ESSENTIAL FUNCTIONS Financial & Business Strategy: Oversee the financial performance of each assigned property, ensuring budget adherence, revenue growth, and cost control. Develop and execute market strategies to maintain 95%+ occupancy rates and optimize revenue. Monitor key performance indicators (KPIs) such as rent collection rates, delinquency trends, lease renewals, and financial variances. Prepare and present monthly, quarterly, and annual financial and operational reports to senior leadership. Regulatory Compliance & Risk Management: Ensure 100% compliance with LIHTC, HUD, USDA, and Fair Housing regulations. Lead and oversee all regulatory audits, inspections, and compliance reporting (e.g., SHRA, CTCAC). Implement and enforce risk management strategies to mitigate legal and financial liabilities. Property & Facilities Oversight: Conduct bi-weekly site visits to assess property conditions, curb appeal, and maintenance standards. Oversee capital improvement projects, working closely with vendors and contractors. Leasing & Occupancy Management: Drive leasing strategies to maintain targeted occupancy and retention rates. Oversee marketing initiatives for lease-ups and renewals. Collaborate with Community Managers to ensure high resident satisfaction and engagement. Team Leadership & Development: Lead, coach, and mentor a team of Community Managers and site staff. Develop and implement performance management plans to drive employee success. Ensure appropriate staffing levels at each community and oversee hiring, training, and retention strategies. Stakeholder & Community Relations: Build strong relationships with residents, community organizations, and external partners to enhance engagement. Serve as the primary liaison with government agencies, investors, and housing authorities. Represent the company at industry events, housing forums, and community meetings. Proven track record of managing property P&Ls, budgets, and financial performance metrics. Strong knowledge of Fair Housing laws, eviction processes, and local landlord-tenant laws in California Experience in staff leadership, training, and professional development. Proficiency in property management software (Yardi preferably, or similar). Valid Driver’s License and ability to travel 50% of the time. Local area mostly.
