United Group provides a place to call home and a space where businesses thrive in all the communities we join.We have an immediate need for a full-time Assistant Property Manager to join our team at The Treasury & Salt City Flats, two of United Group's professionally managed multi-family communities in Syracuse, NY.Marketing + Leasing AssistanceAssists with preparing advertising and marketing materialsPrepares regular market surveysResponsible for completing and distributing weekly and/or monthly sales reportsMakes recommendations to improve marketing and leasing programsResident Management + ServiceAssists in all phases of rent collection process and rent manager programReviews the Property complaint log to identify areas in need of remediation or assistancePlans, assists with, and supports on-site resident events and programmingFinancial Reporting + ControlPrepares all accounts payable for Property Manager's approvalPrepares all month end reports for Property Manager's approvalAssists in the preparation of the budgetReports on variances from budgetPrepares all paperwork relating to move-ins and move-outsAdministrative AssistanceInputs all data into computer systemPrepares all necessary paperwork and items related for resident move-ins and/or renewalsDemonstrates the ability to handle emergencies that may arise on siteCommunicates all problems and makes recommendations to the Property ManagerMaintaining Physical AssetAssists with performing follow-up inspections of maintenance work ordersMakes regular inspections of the property grounds, including all common hallways/areas, interior, and exterior spaces as neededAssists the Maintenance team by making recommendations for physical repairs, replacements, and/or improvements when identified and approvedRecommends purchasing supplies, materials, equipment, and related items was needed and when approvedWork Environment + Physical DemandsMay be exposed to outdoor spaces, service areas, or other environments, which will, by their nature, have variances in air quality, temperature, walking surfaces, lighting, and other physical aspectsMay be exposed to substances such as – paints, cleaning agents, chemicals, which may have various odors that may be considered irritantsFrequent body movements may include lifting, moving, transferring, bending, stooping, squatting, and reachingAble to lift, push, pull, and/or carry objects weighing up to 50 pounds, unassisted, with twisting and turning of the torso, and stand or walk for prolonged periods of timeReasonable accommodation may be made to enable individuals to perform essential functionsJob Overview + RequirementsJob Type: Assistant Property Manager, Non – Exempt - $28 per hour plus Bonus ProgramWork Hours: Full – Time; Monday – Friday, 9:00am – 6:00pm (evenings & Saturdays as needed).Physical Requirements: Light lifting and carryingRequired Education: Bachelors degree or related experience in Property Management.Required Experience: 1+ years of property management experience, specifically leasing and/or office administration.
