Must Obtain & Maintain Security ClearanceHVAC TechnicianJob SummaryThe HVAC Technician is responsible for performing preventive maintenance, troubleshooting, service, repair, and system restoration for commercial and industrial heating, ventilation, air-conditioning, refrigeration, and controls systems. This position supports a mission-critical, large data center environment and requires the ability to independently diagnose root causes, complete safe and reliable repairs, document work performed, and communicate effectively with supervision, customers, and team members.Essential Duties and ResponsibilitiesCommercial and Industrial HVAC ServiceIndependently troubleshoot, diagnose, repair, and restore commercial and industrial HVAC equipment systems in a large data center setting, including AHUs, CRACs, VFDs, FCUs, outdoor air units, chilled water and hot water systems, terminal units, UFTs, refrigeration equipment, pumps, exhaust fans, chillers, dryers, compressors, and other related mechanical equipment.Identify root causes rather than repeatedly treating symptoms or resetting equipment without determining the cause of failure.Perform skilled repairs on multi-zone systems and related equipment.Repair or replace compressors, motors, bearings, belts, pulleys, contactors, relays, transformers, capacitors, actuators, sensors, thermostats, valves, dampers, switches, control boards, electric/electronic/pneumatic controls, heater controls, pressure controls, safety valves, automatic gas valves, motor controllers, magnetic starters, and other HVAC components.Diagnose abnormal noise, vibration, temperature, humidity, pressure, airflow, and energy-consumption conditions.Perform emergency and temporary repairs necessary to protect personnel, equipment, facilities, and mission operations.Refrigeration, Piping, and Startup WorkDiagnose refrigeration-system issues using pressure, temperature, superheat, subcooling, airflow, electrical, and manufacturer performance data.Recover, evacuate, leak-test, charge, and document refrigerant in accordance with applicable environmental requirements.Maintain records of refrigerant recovery and recycling in compliance with Environmental Protection Agency requirements and company procedures.Perform brazing, soldering, piping repairs, evacuation, pressure testing, dehydration, and system startup when qualified and authorized.Test systems using pressure tests and operational testing; test joints and insulate pipes for refrigeration, heating, or air-conditioning systems.Building Automation System and ControlsUse the Building Automation System to investigate alarms, trends, schedules, setpoints, sensor values, command status, and equipment operation.Utilize the building automation system to track building conditions and the operation of facilities equipment.Diagnose field-device, actuator, sensor, communication, sequence-of-operation, and control-loop problems.Compare actual equipment operation to approved sequences of operation.Make authorized setpoint, schedule, calibration, and control adjustments.Connect motors to control panels and control panels to power sources; connect and disconnect wiring from 24 single-phase voltage to 480 three-phase voltage, as authorized and qualified.Preventive Maintenance and ReliabilityInspect belts, bearings, filters, coils, motors, drives, dampers, valves, drains, traps, electrical connections, insulation, safeties, and control devices.Perform lubrication, cleaning, adjustment, alignment, calibration, operational testing, and minor component replacement.Review preventive maintenance work activities and suggest changes to improve equipment operation, reliability, and performance.Recommend measures to improve maintenance methods and equipment performance.Planning, Parts, and MaterialsDevelop parts and materials lists for planned repairs.Research equipment model numbers, serial numbers, replacement parts, technical manuals, service bulletins, and approved equivalents.Verify parts before ordering to reduce incorrect purchases and return delays.Identify commonly failing components that should be maintained as critical spare parts.Estimate labor, tools, materials, access requirements, shutdown needs, and operational impacts before beginning planned work.Installations, Modifications, and Commissioning SupportPerform or support minor HVAC installations, component replacements, modifications, and system improvements.Assist with equipment startup, functional testing, balancing coordination, commissioning, and turnover.Verify that replacement equipment and components are compatible with existing electrical, mechanical, control, and BAS infrastructure.Review technical information and identify constructability, access, serviceability, sequencing, or operational concerns.Documentation, Communication, and Customer ServiceOrganize assigned work and complete work tickets, service records, refrigerant records, parts documentation, and other required paperwork accurately and on time.Analyze and resolve work problems or assist other personnel in solving work problems.Maintain tools and equipment in good condition; plan and organize assignments effectively.Maintain effective communication with management, employees, customers, and other stakeholders.Present a professional, positive, and helpful attitude at all times when interacting with customers, co-workers, and supervision.Perform other duties as assigned.Safety RequirementsComply with and actively participate in the GCR Occupational Safety and Health Program.Perform all assigned work safely and reasonably to avoid preventable injury and preventable property or equipment damage to yourself, co-workers, customers, the Company, and/or the public.Safely perform the functions of the position, including following proper safety guidelines such as job hazard analysis, lockout/tagout, and wearing required PPE.Through leadership and personal example, demonstrate a personal commitment to and support of the Company/Project Safety Culture.Monitor subordinate or assigned team safety compliance when applicable and ensure safety is an integral part of all work activities.Take appropriate corrective action, including stop-work, remedial training, or reporting concerns through appropriate channels, when unsafe conditions or noncompliance are observed.Immediately report all occupational injuries, unsafe conditions, and/or property damage.Use and enforce the wearing of personal protective equipment as required.Always wear a seatbelt while operating or riding in a company vehicle or a privately owned vehicle while performing work activities or acting as an agent of the Company.Never text while driving and never talk on the phone without a hands-free option while operating a company vehicle or privately owned vehicle while performing work activities or acting as an agent of the Company.Do not report to work unfit for duty due to the presence, ingestion, consumption, or inhalation of illegal drugs, prescribed medications, over-the-counter drugs, and/or alcohol.Required Skills and AbilitiesU.S. Citizenship.Ability to obtain and maintain base access.Ability to submit to and successfully pass a pre-employment drug test and background check.Valid state driver's license.Current Maryland HVACR Journeyman, Restricted Journeyman, Master, or other license appropriate to the assigned work and company licensing structure.Strong troubleshooting skills and ability to diagnose root cause failures in commercial and industrial HVAC systems.Ability to read and interpret technical manuals, equipment data, service bulletins, control sequences, wiring diagrams, schematics, and manufacturer performance data.Ability to use hand tools, power tools, meters, gauges, refrigeration tools, and diagnostic equipment safely and effectively.Excellent organizational skills and attention to detail.Excellent written and verbal communication skills.Ability to follow verbal and written instructions.Proficiency with Microsoft Office and electronic work order systems.Must not be color-blind where color identification is required to safely perform assigned electrical or control work.Education and ExperienceHigh school diploma or equivalent required.Seven or more years of commercial or industrial HVAC service experience required.Experience maintaining HVAC systems in mission-critical, data-center, healthcare, laboratory, government, military, or other high-availability facilities required or strongly preferred based on contract requirements.Preferred QualificationsPrior experience working on government contracts.OSHA 10 or higher.EPA Section 608 certification appropriate to the type of equipment serviced.Experience with chilled water, hot water, CRAC/CRAH, BAS, VFD, and high-availability mechanical systems.Conditions of EmploymentEmployment is contingent upon successful completion of a pre-employment drug test.Candidates must pass a background check prior to hire.
