Property Manager

Essential Duties and Responsibilities Act as primary contact with property owners, serving as Owner Representative to ensure client objectives are being met; prepare and deliver timely, accurate, and complete reports as required. Manage team response to tenant needs, ensuring administrative and building technical staff resolve problems promptly and in accordance with policies, procedures, regulations, and contractual obligations. Direct preparation and delivery of timely, accurate, and insightful monthly reports and annual budgets for operating and capital expenses consistent with client and company requirements. Primary responsibility for lease administration activities including review and final approval of all lease set up, lease changes, and reporting; maintain oversight of contracted terms impacting financial performance. Proactively collect rent and other charges in accordance with lease terms; report AR status to clients with action recommendations; prepare client‑approved legal notices as required. Direct sourcing and procurement activities; deliver detailed bid analysis and recommendations to clients that drive value; manage vendor contract compliance. Manage and lead the daily and long‑term activities of the team; establish work schedules, assign tasks, cross‑train staff, and conduct performance evaluations and coaching. Provide formal supervision to assigned team; oversee recruiting, hiring, and training and development of staff. Ensure monthly or more frequent property inspections; recommend and approve alterations, maintenance, and reconditioning as needed. Drives strong results from direct reports by providing appropriate work direction, strategic guidance, and performance management. Perform other duties and responsibilities as assigned. Qualifications Bachelor's degree (BA/BS) preferred with 3-5 years of related experience. In lieu of a degree, a combination of experience and education will be considered. Real Estate License required where mandatory by local regulation. CPM or RPA professional designation or candidacy preferred. Intermediate to advanced skills with Microsoft Office Suite, including Excel. Knowledge of Yardi or MRI and Kardin preferred. AP and CMMS proficiency required. Experience with commercial office, retail, and industrial properties highly preferred. Working knowledge of leases, contracts, financial instruments, property taxes, and construction required. Advanced knowledge of financial terms and principles; ability to forecast outcomes, prepare budgets with long‑term capital plans, and deliver insightful variance reports. Excellent written and verbal communication skills; ability to clearly convey complex topics and lead exchange of sensitive information. Demonstrated leadership potential or experience; proven collaborative contributions within a high-functioning team.
