Building Inspector - Plumbing & Mechanical / Development Services / Building

GENERAL STATEMENT OF JOB SAFETY SENSITIVE: No FINGERPRINTING REQUIRED: Yes
Under general supervision of a Senior Inspector, performs skilled inspection and certification of new, existing and altered buildings and structures to ensure compliance with the state and municipality's building codes for the Department of Development Services. Employees in this class possess considerable knowledge of building construction methods, materials and principles, as well as applicable municipal, regional, and state regulatory practices. Work involves technical examinations and the application of standard trade practices to inspection work. Inspections are conducted independently but in accordance with Building Division regulations and established technical standards.

Minimum Qualifications

Education and Experience

• High School Diploma/GED.
• Five (5) years of combined experience in the field of construction or related field inspection or plans review.

Licenses or Certifications

• Must possess a valid state driver's license and obtain a valid Florida driver's license within thirty (30) days of hire or promotion.

Provisional Building Inspector - $58,156.80 Min - $91,041.60 Max

• Possession of, or the ability to obtain within ninety (90) days of hire, a provisional license issued by the State of Florida in one (1) of the following areas required, the area of which is determined by business need: Building, Electrical, Plumbing, Mechanical or 1&2 Family.

Building Inspector I - $61089,.60 Min - $95,555.20 Max

• Certification as a Building Inspector by the State of Florida in one (1) of the following areas required, the area of which is determined by business need: Building, Electrical, Plumbing, or Mechanical.

Building Inspector II - $64147.20Min - $100,360.00 Max

• Certification as a Building Inspector by the State of Florida in two (2) of the following areas required, the area of which is determined by business need: Building, Electrical, Plumbing, Mechanical, or a Plans Examiner License.

Building Inspector III - $67,308.80 Min - $105,372.80 Max

• Certification as a Building Inspector by the State of Florida in three (3) or more of the following areas required, the area of which is determined by business need: Building, Electrical, Plumbing, Mechanical or a Plans Examiner License.

Key Responsibilities

• Inspects new and existing residence, business, commercial and other buildings and structures for conformance with safety and other requirements of established state and local codes.
• Interprets plans and specifications for new buildings/structures, and remodeling plans in residential, commercial and industrial buildings for compliance with established building and safety codes.
• Renders approval or disapproval of inspected sites regarding building code compliance.
• Investigates complaints of defective projects, which are reported, notifies responsible persons of defects, and issues oral and/or written instructions for correction.
• Performs second inspections and reports for compliance or non-compliance to previous violations.
• Advises builders, owners, contractors and architects on building and structural problems.
• Prepares daily records and reports of inspections performed covering conditions found.
• Attends and participates in workshops, meetings, seminars, and/or training opportunities to maintain certification, acquire current industry knowledge, and to maintain current knowledge of regulatory developments.
• May be required to operate a motor vehicle in performance of assigned tasks.
• Maintains assigned vehicle in accordance with municipal policy and procedure.
• Consults with supervisor concerning unusual situations requiring more experienced judgment.
• Performs other related duties as required.
