Regional Maintenance Director

Position Summary The Regional Maintenance Director is responsible for planning, organizing, developing, and directing the overall operation of the maintenance department through established company policies and procedures as well as government requirements. This position ensures that all properties are well‑maintained, providing a safe and comfortable atmosphere, and oversees capital project activities such as scope development, bid solicitation, contracting and coordination. Travel requirement: up to 50% Essential Position Functions Procurement & Vendor Relationships Establish company‑wide pricing and services expectations. Collaborate with Senior Director on regional and national vendor contracts (including carpet, vinyl, paint, lighting and appliance vendors). Policies & Procedures Develop initiatives and policies, procedures, and programs aimed at continuous improvement of maintenance operations and standards. Maintain compliance with changing local, state, and federal code requirements. Stay up to date on industry trends and products, and make recommendations for changes. Property Maintenance, Preventative Maintenance, and Property Inspections Manage operations of the maintenance department across the portfolio in assigned regions. Ensure staff compliance with company policies, procedures and standards, by visiting property sites and reporting deficiencies. Provide troubleshooting support to regional managers and maintenance supervisors. Understand complex mechanical systems and ensure appropriate programs are in place. Manage the preventative maintenance program and update as needed. Review monthly site maintenance reports for compliance. Collaborate with training department on training programs. Ensure safety regulations and protocols are followed; act as safety manager of the portfolio. Bidding and oversight of capital projects, supervising outside contractors and providing updates. Assist with annual budget preparation and development of capital plans. Property Acquisition Perform due diligence with the due diligence team on new acquisitions. Oversee scope of work for construction defects on new acquisition properties. Document comprehensive review of new property’s operating systems and maintenance plan and communicate the plan to owners and leadership. Train on‑site management regarding maintenance operating systems. Oversee and train site staff on acceptance of new units from construction, maintaining walk‑checklists, punch lists, warranty walks, etc. Capital Projects Oversight of capital projects. Supervise outside contractors and consultants. Review proposals and plans for time frames, funding, staffing and resources. Generate bid forms, contracts, change orders and construction documents. Provide regular updates on project completions. Manage and track project billing and lien releases. Prepare project reports for management and clients. Ensure all projects comply with building codes and obtain permits. Manage projects through completion. Requirements High school education or equivalent. 3+ years supervisory experience in a maintenance related position. Problem‑solving and team‑building skills. Big‑picture mentality with vision and mission for a maintenance team. Delegation of tasks and responsibilities to supervisors. Understanding and adherence to OSHA guidelines and other regulations. Knowledge, Skills, and Abilities Knowledge of Milhaus’s services and processes. Intermediate to advanced knowledge of operating systems and software (e.g., MS Office). Ability to coach employees and management through complex issues. Work independently and manage time efficiently. Read and analyze financial reports and business documents. Respond to customer and staff inquiries effectively. Interpret written, oral, or diagram instructions. Write presentations, reports, proposals, and correspondence. Present information and answer questions from management and staff. Speak and communicate effectively before customers and staff. Calculate figures and percentages. Define problems, collect data, establish facts and draw conclusions. Interpret an extensive variety of instructions and handle abstract and concrete variables. Prioritize tasks and negotiate priorities with end users. Work under deadline pressure and extra hours if needed. Certificates, Licenses, Registrations CAMT preferred.
