Core Responsibilities Translate Investment Thesis to Operations : You are the connective tissue between Acquisitions and Property Management. You'll take the underwriting assumptions and turn them into actionable operating plans, ensuring the original investment thesis holds up in day-to-day operations. Own the Financial Roadmap : Lead the annual budgeting and monthly re-forecasting process. You'll stress-test fund-level cash flow models and provide a clear narrative on IRR and DSCR performance to Leadership. Build Property Manager Rapport to Drive Performance : Success in this role depends on your ability to be humble and build trust with the Property Management team. You will support their financial literacy by helping them use variance analysis and market comps to optimize rents and control expenses. Direct the Team : You will oversee the workflow of high-skill offshore analysts, ensuring the accuracy of their REO schedules, data compilation, and reporting, while providing consistent mentorship and guidance. Compliance Oversight : Manage the potential friction of the capital stack. This includes maintaining lender relationships, ensuring covenant compliance, and prepping data for refinances or dispositions. Metrics : Use and develop our AI tools to track occupancy, net effective rent, and capex ROI. Provide data-backed recommendations when a property drifts from its business plan. Other duties as assigned to help Birgo improve lives through real estate Successful Candidate Profile Knowledge and Experience 3-5 years of asset management experience. In-depth knowledge of real estate investing and operations. Bachelor's degree in finance, accounting, or related degree. Skills Strong financial modeling and Excel skills. Excellent written and verbal communication skills. Strong prioritization and planning skills with the ability to multitask. Proficient in making decisions in a rapidly changing environment. Fluent with technology, including AI, and willing to implement new solutions. Work Style Servant leader. Other Requirements Tech : Fully utilize Muvan, Appfolio, and other tools. Location : Based in or near a Birgo market (Pittsburgh, Buffalo, Cleveland, or Morgantown). Work From Home : Eligible, with the expectation of attending in-person meetings in Pittsburgh as needed. Travel : This role requires approximately 25% travel to visit sites monthly.
