Assistant Property Manager

The Assistant Property Manager supports the Property Manager in the day-to-day operations of an assigned portfolio of single-family rental homes with Woody Creek Property Management, part of Turner Companies. This role focuses on administrative, operational, resident service, and coordination tasks that ensure properties are managed efficiently, residents are supported, and company standards are consistently met. The Assistant Property Manager works under the direction of the Property Manager and Managing Broker and is expected to maintain strict confidentiality related to business operations, financial information, and resident records. Mileage reimbursement is provided) SUPERVISOR Regional Property Manager/Broker INDIRECT REPORT Property Manager KEY RESPONSIBILITIES PROPERTY OPERATIONS SUPPORT Assist with daily operational activities of assigned single-family rental properties. Coordinate and schedule maintenance requests, repairs, inspections, and vendor services. Track work orders and follow up to ensure timely completion and quality control. Assist with property turnovers, including move-in inspections, cleaning, repairs, and readiness for leasing. Help ensure properties meet company standards for condition, safety, and habitability. LEASING AND OCCUPANCY SUPPORT Handle leasing administration, including application processing, lease preparation, and file completion. Coordinate move-ins and move-outs, including inspections and key exchanges. Maintain leasing and occupancy data in AppFolio. Support marketing efforts by ensuring listings are accurate and current. Communicate availability and pricing updates as directed. RESIDENT RELATIONS Serve as a point of contact for resident inquiries and requests. Escalate concerns and issues to the Property Manager as appropriate. Assist with lease enforcement documentation and compliance tracking. Provide courteous, professional, and service-oriented communication. FINANCIAL AND ADMINISTRATIVE SUPPORT Assist with rent collection follow-up and delinquency tracking. Prepare routine operational and occupancy reports. Enter invoices, receipts, and financial data into AppFolio. Maintain organized resident, vendor, and property records. COMPLIANCE AND RECORDKEEPING Ensure resident files contain complete and properly executed documentation. Support fair housing and landlord-tenant compliance. Escalate legal, safety, or emergency matters immediately. Safeguard confidential information. REQUIREMENTS & SKILLS Experience in residential property management, leasing, or real estate administration preferred. Working knowledge of single-family rental operations preferred. Strong organizational and customer service skills. Proficiency with property management software; AppFolio preferred. Ability to manage multiple priorities in a fast-paced environment. Ability to walk properties and work both indoors and outdoors. Ability to climb stairs, bend, kneel, and reach. Ability to lift or carry up to 25 pounds. Ability to drive between properties and meetings. Ability to operate standard office equipment. LOCATION This is an “in-person” office position in the Knoxville office, with the requirement of travel to properties within the Knoxville (Knox, Blount, Anderson, Loudon Counties) and Chattanooga (Hamilton County) areas.
