What You Will Do
- Assistance with the project delivery and close-out in order to facilitate a successful completion and turnover.
- Project close-out will include Punch-List Review/Tracking/Coordination, FF&E (fixtures, furnishing, and equipment) delivery/coordination/installation, unit and common area styling, as well as assisting the Development Team during Tenant move-ins.
- Assistance with General Contractors Oversight and Management of documents, billings, and contacts.
- Beyond project close out the Development Intern may assist with review & enforcement of contractual requirements for design & construction professionals; meet with contractors, architects, engineers & consultants to review projects' status and resolve issues; review & analysis of potential changes to budget or schedule; and attend project meetings.
- Occasional travel may be necessary as needed, means of transportation are highly recommended (not required).
- Perform all other duties assigned by the Development Manager and provide physical representation for Ownership on site independently to execute tasks requested by our partners and contractors.
- Must be able to complete all physical requirements of this role with or without a reasonable accommodation. The site spans a large area and will have limited access to elevators at times throughout the project.
- The ability to maintain Professionalism in the face of consistent Deadlines; exhibit comprehensive listening, negotiation, and problem-solving skills; and to handle confidential information with discretion and trustworthiness.
- A demonstration of strong verbal and written communication skills, ability to lead coordination conversations and be the mediator between different groups.
- A highly motivated self-starter with a high level of personal integrity and business ethics who thrives in a team environment. The candidate will be expected to manage and lead small groups for coordination sessions, meetings, site tours, etc. throughout the duration of the internship with various different parties.
- A demonstrated ability to interact with, and develop, relationships with business partners. The candidate will have the opportunity to join Development Managers in private meetings and outings to experience
- Skilled Time Management, Professional Communication, Organizational and Efficient,
- Moderate computer skills: proficiency with Microsoft Office (including Word, Excel, Project) are highly recommended as they will be incorporated into daily tasks to keep information organized.
- Experience and exposure to Industries or studies in Construction, Architecture, Engineering, or Project Management, is highly recommended.
- 10-20 hours/week through the Fall and Spring semesters and 30-40 hours a week through Summer 2027
- Weekly and Daily Schedules will be determined in discussions by the Intern and Development Manager.
- It is anticipated that half of the time will be spent shadowing Development Roles on site and in meetings, while the balance of time will be spent independently on the site carrying out directives from the team. The candidate will have the liberty to adjust their schedule accordingly to accommodate times of required site coverage and or in the event that a scholastic event occurs resulting in absence.
- The candidate will be responsible for managing their work and scholastic Schedule effectively so as not to become too overwhelmed throughout the duration of the internship. The candidate can coordinate directly with their manager on their workload to successfully manage this.
