Facilities Technician

This role is for a dependable, quality-focused Facilities Technician/Attendant at Marlborough Apartments, an entry-level position sharing on-call rotation (approximately 70% porter, 30% technician). Location Baltimore, MD Job Id 1019 Openings 0 Responsibilities Sweep and vacuum all public areas, stairways, halls, laundry rooms, building entrances and trash rooms as necessary. Wet mop and vacuum the public areas of all buildings three to four times a week, depending on usage and appearance. Dust and clean washers/dryers in laundry rooms; remove trash left behind from the day. Dust light fixtures and clean bulbs as needed; replace light bulbs when required. Clean mailbox fronts and public walls or halls, including trash room areas. Deliver notices and letters as directed; trash out vacant apartments as directed. Pick up trash on grounds and in common areas daily or as necessary. Observe the condition of the complex (buildings, grounds, units, and other facilities). Perform maintenance, repair, or improvement work as directed by the Community Director or Facilities Director. Maintain a valid driver’s license and professional image aligned with STR objectives and residents’ welfare. Report to the Community Director and/or Facilities Director each morning and as requested for work assignments. Inform the Directors of maintenance problems and programs to address them; fulfill service requests promptly (within 24 hours) and communicate if delays are unavoidable. Inform Directors of needed parts and supplies; make recommendations for purchases. Provide daily written reports of completed work, service requests, and inspections; leave notices in residents’ apartments explaining work performed when applicable. Keep permanent records of service requests; monitor occupancy conditions and report unusual circumstances. Oversee exterior lighting, gutters, roofs, and grounds; maintain facilities such as laundry and recreation areas. Know locations of water, gas, and power shutoffs, fire extinguishers, and emergency contacts. Establish and execute preventive maintenance for furnaces, A/C coils, motors, pumps, and related equipment; ensure proper filter changes and lighting maintenance in public areas. Assist with make-ready tasks in turnover units; maintain a clean, secure workshop. Attend instructional classes and work safely; participate in on-call rotations and perform additional duties as assigned. Qualifications Entry-level technical role; willingness to work as a porter and technician (approximately 70% porter, 30% technician).
