Construction Superintendent - Commercial/Multi-Use Location: Greenwood, SC Our client is seeking a highly motivated Construction Superintendent to join their Commercial Division. This role offers the opportunity to lead a long-term, high-profile, multi-use development project. The ideal candidate brings a strong mix of field leadership, project management expertise, and a collaborative mindset. Key Responsibilities Field Leadership & Execution Own day-to-day field execution for the assigned project, ensuring all work meets FLBC quality, schedule, and safety standards from mobilization through turnover. Set and enforce site logistics, laydown areas, and site-specific safety and access plans. Direct trade sequencing on site, ensuring subcontractor activities are properly sequenced, resourced, and aligned with the master schedule. Serve as the first-line escalation point for field issues, resolving conflicts and delays before they affect the schedule. Team Management & Mentorship Directly supervise one to two Assistant Superintendents, assigning daily responsibilities and reviewing their work. Mentor Assistant Superintendents in scheduling, trade coordination, safety enforcement, and reporting to prepare them to run projects independently. Train and onboard field personnel and subcontractor crews on site-specific policies and procedures. Address on-site personnel and performance issues, escalating to the Senior Superintendent or Project Manager as needed. Scheduling & Trade Coordination Maintain and update the project’s short-interval (3-4 week) look-ahead schedule in coordination with the master CPM schedule. Lead weekly subcontractor and foreman coordination meetings to align trade sequencing, manpower, and material needs. Identify schedule risks early and implement recovery plans to protect milestone dates. Ensure all field tasks are properly sequenced and aligned across trades to prevent conflicts and rework. Reporting & Documentation Maintain accurate daily logs, photographs, and site records of construction activities, manpower, weather, and deliveries. Prepare and distribute standard daily and weekly progress reports to the Project Manager and Senior Superintendent. Track and report field-driven schedule changes, RFIs, and potential change conditions for formal change order processing. Maintain as-built markups, submittal logs, and RFI logs in the project management platform (e.g., Procore). Quality, Safety & Compliance Conduct regular quality inspections to confirm work conforms to plans, specifications, and FLBC standards. Enforce OSHA, state, and local safety regulations; lead toolbox talks and site safety meetings. Maintain a clean, organized, and secure site, including protection, fencing, and signage. Coordinate building department, subcontractor, and third-party inspections. Budget & Cost Support Provide field input to cost estimates, budgets, and productivity assumptions. Track and report field conditions that may drive cost or schedule change. Stakeholder & Trade Partner Coordination Coordinate directly with architects, engineers, inspectors, and consultants to resolve field issues and maintain project alignment. Communicate schedule risks and field conditions clearly and promptly to the Project Manager and Senior Superintendent. Represent FLBC professionally with owners, trade partners, and the adjacent community. Project Closeout & Turnover Manage the punch list process from generation through owner and architect sign-off. Coordinate final inspections, permitting, and certificate of occupancy requirements. Compile as-built drawings, O&M manuals, warranties, and closeout documentation for turnover. Lead owner walk-throughs and support the transition to operations and facilities teams. Qualifications 5+ years of construction experience, including supervisory field experience leading crews, foremen, or Assistant Superintendents. Demonstrated ability to manage a project from mobilization through turnover. Proven experience coordinating multiple trades and subcontractors on an active site. OSHA 30-Hour Certification. Ability to read and interpret plans, specifications, and technical drawings. Proficiency with construction management software (e.g., Procore) and scheduling tools. Positive energy and a collaborative mindset. Bachelor's degree in Construction Management, Civil Engineering, or related field preferred but not required. Technical Skills Construction project management and scheduling. Budgeting, cost estimation, and contract negotiation. Knowledge of building codes, construction methods, and materials. Blueprint reading and interpretation. Risk assessment, quality control, and safety management.
