For more than 40 years, Modern Door & Equipment has partnered with leading general contractors, architects, and owners across Virginia, Maryland, Washington D.C., West Virginia, and Eastern North Carolina to deliver complex commercial glazing projects — curtainwall, storefront, entrances, architectural glass, security glazing, interior glass systems, and custom specialty glazing. As our Glass & Glazing Division continues to grow, we're adding a Project Manager to our team in Ashland, Virginia. Responsibilities Manage multiple commercial glass and glazing projects from contract award through final closeout Review contracts, specifications, architectural drawings, and project requirements Coordinate submittals, shop drawings, RFIs, ASIs, and all project documentation Develop procurement schedules and coordinate material releases with manufacturers Manage fabrication schedules, deliveries, and material logistics Coordinate installation sequencing with field superintendents and foremen Monitor project schedules and identify potential issues before they impact production Manage project budgets, forecasting, billing, cost tracking, and overall financial performance Prepare, price, negotiate, and track change orders Identify scope gaps and additional revenue opportunities throughout each project Build strong working relationships with owners, architects, GCs, suppliers, and internal teams Lead project meetings and communicate proactively with all stakeholders Successfully close projects while maintaining customer satisfaction and profitability Required 5+ years of Project Management experience in commercial glass and glazing Experience with storefront, curtainwall, entrances, interior glass, or comparable specialty construction Ability to manage multiple projects simultaneously while maintaining profitability and schedule Strong understanding of commercial construction contracts, specs, shop drawings, and documentation Experience coordinating procurement, fabrication, manufacturers, vendors, and field operations Strong financial management skills: budgeting, forecasting, job cost tracking, billing, change orders Experience working directly with general contractors, architects, consultants, and owners Excellent written and verbal communication skills Preferred Salesforce, Vista, Sage, or comparable ERP/CRM Experience with Kawneer, YKK AP, EFCO, Tubelite, Oldcastle BuildingEnvelope, or similar systems They anticipate problems instead of reacting to them They communicate early and often They build trust with customers and field personnel They understand that profitability is just as important as schedule They enjoy solving complicated construction challenges They take ownership of every project they manage Stable, growing company with more than four decades of success in the Mid-Atlantic Strong backlog of negotiated and competitive commercial work Direct access to company leadership and decision-makers Collaborative team environment focused on helping one another succeed Comprehensive benefits package including health insurance and PTO Ashland, Virginia — with limited travel throughout VA, MD, DC, WV, and Eastern NC based on project assignments.
