While Leasing Agents focus on selling and closing, Leasing Specialists focus on execution, organization, and follow-through. This role ensures leasing activity is supported, documented, and tracked accurately. This position is ideal for someone who thrives on structure, enjoys working with data and systems, and takes pride in keeping leasing operations running smoothly. Sales Phone and Inquiry Support Answer general leasing-related phone calls Enter guest cards into the system for inquiry calls received by phone Support Leasing Agents by handling inbound sales overflow and basic leasing questions Provide required phone coverage between 8:30 AM and 3:30 PM Lease and Resident Administration Add and remove residents from leases as needed Coordinate unit transfers and associated documentation File mailed-in leases and renewal documents Prepare and mail physical renewal letters Coordinate and assist with bad move-in situations caused by leasing errors Data, Reporting and Revenue Support Track leasing activity and sales performance metrics Prepare daily performance recaps Update leasing bonus tracking spreadsheets weekly Assist leadership with basic data analysis and reporting Make approved market rent adjustments Update property page information to ensure accuracy and consistency Performance Expectations Maintain a call quality score of 5.0 or higher Maintain zero errors in text and email communication Complete resident removals, additions, and transfers accurately and on time Complete bonus spreadsheet updates and daily recap communication on time Ensure 100% of mailed-in renewals and leases are scanned and filed by the 5th of each month Enter all guest cards into AppFolio by the end of each business day Who You Are Love organization, systems, and details Enjoy working with data, spreadsheets, and performance tracking Communicate clearly and professionally Take pride in supporting a fast-paced leasing team Are dependable and consistent with follow-through Take ownership of your work and get things done Are comfortable working within clear processes and expectations What You Are Great At Staying organized and managing multiple tasks Working with spreadsheets, data, and tracking systems Communicating professionally with residents, prospects, and team members Following established processes and meeting deadlines Catching errors and paying attention to details Supporting a team and stepping in where needed Learning new technology and systems Keeping information accurate and up to date This Role Is Not For You If...
