This position requires onsite attendance 5 days per week at our Division Office located in Bloomington, Minnesota . The Procurement Director leads procurement operations within a division, ensuring alignment with strategic goals and delivering optimal results in cost efficiency, supplier performance, and compliance. This role provides strategic direction, fosters collaboration between teams, and drives continuous improvement initiatives. The Procurement Director manages a department or smaller sub-function, which includes multiple teams led by managers and/or supervisors, coaches and develops procurement talent, ensuring the effectiveness and resilience of procurement practices. Primary Job Responsibilities Oversee division-level procurement operations. Execute procurement strategies with high levels of collaboration and buy-in from construction peers to ensure alignment with overall project goals, budgets, and timelines. Create and manage a comprehensive house cost budget and plan; manage budget accuracy and efficiency. Manage startup strategy meetings to contribute to the successful launch of new communities, providing valuable input and ensuring alignment with overall project goals. Provide oversight and input on procurement-related items to keep all stakeholders informed and aligned with project objectives. Forecast short-term/long-term risk and cost opportunities through the project tracker tool and implement strategies to meet commitments. Identify and implement opportunities to reduce complexity and improve margins through streamlined procurement processes and effective cost management strategies. Drive vendor performance through regular VIP meetings, site walks, and the development of sustainable vendor partnerships to ensure high-quality and reliable vendor performance. Demonstrate confidence and capability in written and verbal presentations, adjusting content and scope for different types of audiences to ensure effective communication. Build and maintain strong relationships with trade partners at both ownership and management levels to execute on sourcing strategies and ensure effective collaboration, partnership, and cost efficiency. Attract, recruit, hire, and develop a highly capable procurement team, fostering a strong team culture and a positive work environment. Manage and develop other Procurement team members to drive optimal performance. Performs other duties as assigned. Directs the execution of strategies established by senior leadership. Establishes operational plans for job area with short to mid-term impact on results (e.g., 1 – 2 Years). Typically has budget accountability for the department or sub-function. Leadership & Talent Management: Manages a department or smaller sub-function which includes multiple teams led by managers and/or supervisors. Responsible for creating workforce and staffing plans for department/sub-function to ensure availability of human capital necessary to accomplish departmental goals. Typically has hiring, firing, promotion and reward authority within own area, in accordance with organizational guidelines. Knowledge & Experience: Requires deep management and leadership knowledge to lead cross-department project or program teams or manage across multiple sub-functions. Typically has mastery within a specific technical discipline/area or broad expertise across multiple related disciplines. Minimum high school diploma or equivalent (GED) required. Typically requires a University degree or equivalent experience and minimum 8-10 years prior relevant experience. Required Skills Proven expertise in procurement systems, financial analysis, and supplier management. Advanced negotiation skills and ability to drive outcomes in complex supplier partnerships. Strong strategic thinking with the ability to identify market trends and anticipate challenges. Exceptional leadership and mentoring abilities to develop high-performing teams. Effective collaboration and relationship-building skills with internal and external stakeholders. Demonstrated ability to execute continuous improvement initiatives and lead organizational change. In-depth knowledge of construction materials, trade practices, and industry regulations. Required Licensing, Registration And/or Certifications Valid Driver’s License because driving is an essential function of this position. ISCM (Certified Procurement) or equivalent accreditation preferred.
