Community Manager - Martin's Point

Job Summary This role manages day‑to‑day operations of an assigned property, including overseeing staff, financial and operational goals, compliance with policies, and resident satisfaction. Key Responsibilities Develop and manage the property budget. Set rent rates, collect rent and fees, deposit bank checks, and prepare monthly financial reports. Approve vendor invoices and reconcile work performed. Control expenditures, maintain petty cash fund, and stay within budget constraints. Administer lease enforcement, including applications, renewals, inspections, evictions, and fee collections. Analyze market trends and implement marketing and leasing strategies. Provide resident service, resolve complaints, and ensure timely communication. Supervise maintenance staff and monitor response to resident requests. Conduct property inspections to maintain safety, cleanliness, and appearance. Hire, train, and evaluate property staff. Maintain owner relationships, provide performance updates, and respond to requests. Prepare and review accounting, financial, and administrative reports. Qualifications and Skills 4–6 years of relevant experience in property management, sales, marketing, or customer service. Strong financial analysis and budgeting skills. Excellent communication, conflict resolution, and customer service abilities. Proficiency with Internet, word processing, spreadsheets, database programs, and property‑management software such as Entrata, Yardi, or OneSite. Valid driver’s license with the authority to operate a golf cart; all staff who drive golf carts must also hold a valid license. Licenses or certifications required by state or local authorities. Leadership and supervisory experience with the ability to hire, train, and evaluate staff. Travel & Physical Demands Office work with occasional exposure to outdoor elements. Ability to access all parts of the community, lift up to 20 pounds independently or 50 pounds with assistance, and make local travel for bank deposits and training as needed. Compensation & Benefits Salary: $70,000 – $80,000. Base salary with eligibility for quarterly or annual bonus (Corporate) or weekly/monthly/quarterly bonus (On‑site). Competitive medical, dental, vision, disability & life insurance; low employee‑only medical costs after 3–5 years. Paid Time Off: 15 days vacation, 4 personal days, 10 sick days, 11 holidays, birthday off after 1 year. 6‑week paid sabbatical after 10 years and every 5 years thereafter. 401(k) with company match up to 6% after 6 months.
