Executive Director - Happy TrailsHOAMCO, a homeowner association management company, is seeking an experienced Executive Director to oversee operations for an active adult resort community in Surprise, AZ.The Executive Director is responsible for leading the community's daily operations, resident relations, team performance, vendor management, facilities maintenance, and Board support functions. This role ensures that all Association activities align with governing documents, contractual obligations, Board directives, and applicable Arizona community association regulations.The ideal candidate possesses strong high-rise operational experience, exceptional communication skills, sound judgment during emergencies, and a proactive, solution-oriented leadership approach. The General Manager will work closely with the Board of Directors, supervise on-site staff, foster a high level of resident service, and maintain a professional and responsive community environment.Essential Job Functions:Serve as the primary day-to-day management contact for the high-rise communityManage operations in accordance with the governing documents, management agreement, Board policies, contracts, and applicable Arizona lawsCommunicate proactively with the Board, committees, residents, vendors, and internal teamsLead, coach, schedule, and support staff while promoting accountability, camaraderie, and service excellenceOversee common areas, resident services, access procedures, vendor work, maintenance coordination, building systems, and life/safety readinessRespond to emergencies and urgent matters with calm judgment, clear direction, prompt action, and appropriate escalationAssess issues, evaluate options, recommend practical solutions, and keep the Board and leadership appropriately informedSupport budgets, timely payments, monthly financial review, reporting, and follow-up in coordination with accounting and leadershipUse Excel and other Microsoft Office tools to track budgets, projects, work orders, vendor follow-up, resident communication, and Board materialsCoordinate vendor performance, contract compliance, maintenance schedules, service requests, and project follow-upAttend and conduct Board, committee, vendor, resident, and internal meetings in person or virtually as needed.Follow internal processes, complete administrative duties, and stay current with industry best practices and applicable Arizona requirementsPerform additional duties as assignedQualifications:Bachelor's degree or equivalent experienceCMCA certification or higher management designation preferredMinimum of 3 years of experience as a Community Association ManagerHigh-rise condominium or community management experience preferredExperience managing, coaching, and developing a teamStrong leadership skills that build teamwork, accountability, camaraderie, and service excellenceClear, timely communication with Boards, residents, vendors, and internal teamsStrong administrative, organizational, and computer skillsProficiency with Microsoft Office, especially Excel, plus Word, Outlook, and TeamsExperience with building operations, facilities maintenance, vendor management, and common-area service standardsAbility to multitask, prioritize, and provide clear direction during emergencies or urgent issuesCritical thinking and problem-solving skills with a practical, solution-oriented approachWillingness to learn, adapt, and stay current with best practices and applicable Arizona community association requirementsWHAT WE OFFER:Comprehensive benefits package including medical, dental, and visionWellness programFlexible Spending AccountsCompany-matching 401(k) contributionsPaid time off for vacation, holidays, medical, and volunteeringPaid parental leaveTraining and educational assistanceSupport programs, including Employee Assistance Program and Calm HealthOptional benefits including short- and long-term disability, life insurance, and pet insuranceMost importantly, a caring team who is dedicated to your success!
