CROATAN HWY,NAGS HEAD, NC, 27959,United States Job Category 1 Employee Type Full Time Non-Exempt The Maintenance Administrator plays a vital role in ensuring the smooth operation of property maintenance across Village Realty’s vacation rental portfolio. Maintenance Administrator is responsible for coordinating maintenance work orders, communicating with vendors and in-house maintenance technicians, updating homeowners, company staff and ensuring timely and effective resolution of property issues. non-remote position, with office based in Nags Head, NC. Full-time position offering medical, dental, vision, Paid PTO, 401k match and more. $250.00 Sign on bonus Requirements DUTIES AND RESPONSIBILITIES: Receive, prioritize, and dispatch maintenance requests from guests, homeowners, and internal staff. Schedule and coordinate in-house maintenance technicians and external vendors. Monitor the status of work orders to ensure completion within deadlines. Communicate professionally with homeowners repairs, costs, and updates. Communicate professionally with vacationers and company staff repairs and updates. Maintain accurate records in property management and maintenance software systems. Assist with invoice review, coding, and processing. Follow up on preventative maintenance schedules and compliance. Support seasonal maintenance planning and off-season repair projects. Ensure all work complies with company standards and local regulations. Participate in after-hours or on-call rotation as needed. QUALIFICATIONS: High school diploma or equivalent; associate degree or vocational training preferred. 2+ years of experience in property maintenance coordination, facilities administration, or related field. Strong organizational and multitasking abilities. Excellent communication and customer service skills. Proficiency in Microsoft Office and experience with maintenance management or property management systems (e.g., Track, Breezeway, is a plus. Familiarity with basic building systems (HVAC, plumbing, electrical, etc.) helpful. Ability to work in a fast-paced environment, especially during peak rental seasons.
