Gardiner & Theobald is an independent global consultancy offering a range of services to the construction and property industry, including project, cost, schedule, risk and construction management. We work with clients worldwide, finding solutions that exceed expectations and add value to projects. Our beginnings can be traced back to London in 1835, when the practice was founded. With 180 years of history and heritage, we are proud to remain an independent consultancy. Gardiner and Theobald LLC, headquartered in New York City, operates across the U.S with offices in Los Angeles, San Francisco, San Diego, Austin, Dallas, Houston, Boston, Tampa, Miami, Orlando, Stamford, West Palm Beach, and Chicago. With a commitment to independence, we have retained our consultancy status while delivering innovative solutions that add substantial value to high-profile projects. In North America, Gardiner & Theobald LLC has a proven track record spanning over 30 years and has overseen 10,000+ projects exceeding a combined value of $100+ billion. About the Role: As G&T continues to expand its Mission Critical presence across Texas and the U.S., we are looking for Schedulers and Schedule Managers at multiple levels to join our growing team. Opportunities range from hands-on project delivery roles through to senior positions with responsibility for client leadership, team development, and business growth. Our Mission Critical Schedule Management team works closely with owners, developers and project teams throughout the delivery of major data center programs, providing independent schedule oversight and helping clients maintain control of milestones, progress, critical path, schedule risk and forecast completion dates. This role goes beyond maintaining and updating schedules. We are looking for people who can interrogate the schedule, challenge contractor information, understand what is driving the completion date, and provide clear advice on schedule risk, recovery and mitigation. Depending on experience and seniority, responsibilities may include: Developing, maintaining and updating integrated project schedules using Primavera P6 Establishing and maintaining project baselines, milestones and schedule control processes Reviewing and challenging contractor, trade and vendor schedules Performing Critical Path Method (CPM), logic, float and schedule variance analysis Identifying and clearly communicating the activities and constraints driving project completion Assessing schedule quality, including logic relationships, open ends, excessive lags, constraints and unrealistic durations Monitoring actual progress against baseline and current forecast schedules Identifying emerging schedule risks, delays and potential impacts to key project milestones Developing and evaluating recovery, acceleration and mitigation plans Preparing schedule narratives, milestone reports, look-ahead schedules and executive-level reporting Supporting progress measurement and validation of contractor-reported progress Reviewing schedule impacts associated with changes, procurement delays, design development and construction sequencing Supporting time-impact and delay analysis where required Integrating design, procurement, construction, MEP, energization and commissioning activities into the overall project schedule Monitoring long-lead equipment and critical procurement activities and their impact on construction and commissioning Supporting schedule risk assessments and scenario analysis Working collaboratively with client project management, construction, commercial, procurement, design and project controls teams Supporting portfolio-level schedule reporting and governance across multiple projects where required About the Candidate: Our ideal candidates combine strong technical scheduling capability with an analytical, client-focused mindset. We are looking for people who understand how projects are actually designed, procured, constructed, energized and commissioned—not simply how to operate scheduling software. Depending on seniority, candidates should demonstrate: Strong client-facing skills and the ability to build trusted relationships with owners, developers, contractors and wider project teams A proactive mindset with the confidence to challenge schedules, assumptions, logic and reported progress The ability to interrogate a schedule and clearly explain what is driving the critical path and forecast completion date Strong analytical capability and the ability to identify emerging schedule risks and provide practical mitigation recommendations A strong understanding of construction sequencing and the relationship between design, procurement, construction, MEP and commissioning The ability to communicate complex schedule information clearly to both technical and non-technical stakeholders Experience working collaboratively across project management, construction, design, procurement, commercial and project controls functions Experience supporting complex ground-up developments, expansions and live operating environments Excellent presentation, written, verbal, organizational and communication skills For senior candidates, experience leading schedule teams, managing client relationships and taking ownership of project and portfolio-level schedule outcomes At Associate Director and senior leadership levels, a proven track record of developing client relationships, identifying opportunities, winning work, and growing project controls and schedule management services Commercial and business development acumen, with the ambition to contribute to the continued growth of G&T’s Mission Critical business across the U.S. Knowledge, Skills, and Experience: 5-15+ years of relevant professional experience in scheduling, planning, and/or project controls, commensurate with the level of position Strong hands-on Primavera P6 capability, including building, maintaining, and updating detailed project schedules Strong understanding of CPM scheduling principles, logic relationships, float and critical path analysis Demonstrated ability to identify, analyze and clearly explain the activities driving project completion Proven experience reviewing, interrogating and challenging contractor schedules Experience performing schedule quality reviews, including identification of poor logic, open-ended activities, excessive lags, constraints and unrealistic sequencing Strong experience with baseline management, progress updates, variance analysis and forecast schedule development Ability to identify the root causes of schedule slippage and distinguish between symptoms and the activities actually driving completion Experience developing and assessing recovery, acceleration and mitigation strategies Experience with milestone management, short-term planning and look-ahead schedules Strong understanding of progress measurement and schedule performance reporting Understanding of change management and the assessment of schedule impacts associated with changes, delays and revised construction sequencing Experience with schedule risk analysis, scenario planning and contingency assessment is preferred Experience delivering major, technically complex capital projects, preferably data centers, mission-critical, advanced manufacturing, life sciences, or other MEP-intensive projects Experience with MEP systems, electrical infrastructure, power delivery, energization and commissioning is strongly preferred For data center candidates, a strong understanding of the sequence from construction completion through equipment startup, energization, commissioning, integrated systems testing (IST) and Ready for Service (RFS) is highly desirable Experience integrating long-lead procurement and vendor activities into construction and commissioning schedules Ability to read and interpret construction drawings, specifications, contracts, procurement information and technical documentation Bachelor’s degree or higher in Construction Management, Engineering, Project Management, or a related discipline preferred AACE, PMI-SP, PSP, or equivalent professional qualification/membership preferred, particularly for senior positions #J-18808-Ljbffr Gardiner & Theobald LLC
