Fairstead is hiring a Community Manager at their Covington, Tennessee property, and the work here is compliance-heavy, operationally layered, and not for someone still learning the affordable side of the industry. The Compliance and Occupancy Core A significant portion of this role lives in the HUD 4350.3 Handbook. You\'ll own annual and interim recertification reviews, prep the site for REAC inspections and Management and Occupancy Reviews, and coordinate LIHTC reviews as they come up. When regulatory agencies need responses, you\'re drafting them in coordination with the compliance department. Tenants who fall out of compliance with lease or program requirements get intervention strategies, not just notices. EIV experience is expected here, and your COS or CPO certification should already be in hand. TCS certification matters too if the property carries tax credit units, which in affordable housing at this scale, it likely does. Yardi and RealPage experience will serve you well from day one. Operations, Delinquency, and the Day-to-Day Beyond compliance, you\'re running the property. That means monitoring arrears, documenting lease violations, coordinating evictions, and pursuing delinquencies through legal channels when necessary. You\'ll track bad-debt write-offs, process applications, and collect rents. On the physical side, you supervise preventive and emergency maintenance, coordinate vendor bids and contractor quotes, and conduct unit inspections alongside bi-annual walk-throughs with the Building Superintendent. When construction or renovation work is happening on-site, you\'re the liaison keeping violations at bay and access coordinated. Monthly financial meetings are part of the rhythm here. You\'ll review budgets, flag variances, and make sure the property\'s needs are documented and planned for, not reactive.
