General Maintenance Tech III

Position Summary This position is critical to the efficient and effective operations of the USF Research Park and its facilities. It involves managing operations and maintenance of approximately 500,000 sq ft of research lab, office, and collaborative space across 6 buildings owned by the Research Foundation plus additional third‑party owned buildings. The scope includes the newly added 120,000 sq ft lab building completed in March2022. Minimum Qualifications High school diploma or equivalent; four years of appropriate building maintenance experience or equivalent vocational/technical training. Valid Florida ClassE driver license. Special Skills & Knowledge Knowledge of Siemens BAS system and ability to perform repairs to the controls system. Knowledge of chiller plant operations; able to repair chillers, chilled water pumps, valves, and diagnose problems to cooling towers and associated equipment. Ability to diagnose issues with lab air supply and exhaust systems; knowledge of BSL‑3 support systems and ability to perform emergency repairs. Additional Information for Applicants Requires a Level1 background check. Salary range: $43,888.00–$54,953.60. This position is designated as Essential Personnel and may require participation in preparedness/response/recovery activities outside of normal work hours. Position Responsibilities Perform regular maintenance and repairs to building systems, structures, and equipment, including complex control systems. Rebuild lab controllers and lab air valves; monitor all life‑safety systems and respond to emergencies as part of an on‑call rotation. Conduct preventative maintenance and inspections for building areas/systems such as roofs, floor drains, interior and exterior building inspections, ADA inspections, automatic fire doors and HVAC; perform training on complex refrigeration systems. Operate Central Energy Plant. Replace or install small machinery (e.g., sump pumps, compressors); perform minor electrical tasks (resetting breakers, power testing) and minor plumbing tasks (unclogging drains, turning off water in emergencies). Perform corrective maintenance for building structure, tile installation and repair, patching, and carpentry. Assist leadership with data compilation for efficiency analysis, future planning, and troubleshooting; coordinate, manage, and monitor contractor activities for projects; review building plans and participate in walkthroughs of new construction.
