Make Ready Technician

On-Site | Atlanta, GA | Full-Time

About the Role
Perennial Properties is hiring a Make Ready Technician to help create a great first impression for every new resident. You’ll get vacant apartments move-in ready by making sure every unit meets our standards for cleanliness, function, and presentation. We want someone dependable and detail-oriented who takes pride in their work, likes to be hands-on, and enjoys seeing a unit go from turnover to “welcome home.”

Why Perennial?

• Work at Class A communities across Atlanta
• Direct exposure to ownership and executive leadership
• Employee housing discounts (20%–50%)
• Incentco rewards program: redeem points for Delta flights, Amazon, Best Buy, Princess Cruises, and more
• Full benefits package (health, dental, vision, PTO)
• Fun, high-energy culture with quarterly events, team outings, and company happy hours
• Real growth opportunities, so you can build a long-term career, not just a job

What You’ll Do

• Complete make-ready tasks on vacant units within set timelines
• Paint, patch, caulk, and touch up to restore units to move-in condition
• Install, repair, or replace flooring, carpet, tile, baseboards, and trim
• Diagnose and handle minor electrical, plumbing, HVAC, carpentry, and appliance repairs
• Replace fixtures, outlets, switches, faucets, toilets, and hardware
• Make sure all appliances and safety devices (smoke and CO detectors) are working
• Deep clean kitchens, bathrooms, windows, and cabinets, and clear out debris left by prior residents
• Do final walk-throughs to confirm each unit is ready for occupancy
• Coordinate with the Service Manager, Community Director, and vendors to keep turns on schedule
• Respond to occasional service requests and help with grounds and curb appeal as needed

What We’re Looking For

• High school diploma or equivalent
• Experience in apartment maintenance, construction, or a related trade (preferred)
• Hands-on skills in painting, cleaning, and general repairs
• Strong troubleshooting skills and good judgment
• Clear, professional communication with residents, teammates, and vendors
• Basic comfort with work order systems and email
• Valid driver’s license and reliable transportation
• HVAC, EPA, or other trade certifications are a plus, but not required

Schedule
Monday–Friday, 8:00 a.m. – 5:00 p.m. Overtime and occasional evening or weekend work may be needed during peak turnover or property emergencies. You may sometimes travel between properties to support make-ready needs.

Physical Requirements
You’ll need to be able to lift up to 50 lbs, stand for long periods, bend, kneel, and climb ladders. The work is both indoors and outdoors.
