Tenant Coordination Construction Manager

Overview Our client is looking for a Tenant Coordination Construction Manager to join their team. They are an owner operator of retail and commercial real estate across Southern California with further acquisitions in Nevada and other states. Their in-house development, construction, and property management teams are looking to add a multi-talented Tenant Coordinator who can excel with different teams. The Construction Manager/Tenant Coordinator will be managing multiple shopping malls' and assets’ tenant coordination which ranges from new development centers, operational centers, Supermarket ‘Shop in Shop’ tenants, and/or newly added portfolios. In addition, this role will also be responsible for landlord work turnaround, capital improvement programs, and general asset management. The candidate needs to have architectural & engineering knowledge, drawing review & markup skills, construction management experience (budgeting/estimating, schedule, scopes), tenant coordination experience, lease review knowledge, and good communication (meetings, phone calls, texts, e-mails, graphic markup, data tracking) skills. Responsibilities: Tenant Coordination Support Leasing efforts through construction expertise and oversee Landlord’s Construction Work and the Tenant Improvement process from concept through drawings, permits, inspection, and construction to opening Support Leasing efforts with ECR (Existing Condition Report), Landlord Work construction estimating, LOD (Lease Outline Drawing) preparation, and lease reviews Enforce rules and regulations of tenant improvement kick-off, design, construction, permitting & closeout process, and assist tenants with on-time openings Manage on-site tenant construction and coordination working with retail tenant representatives, contractors, and city-related departments to assist Tenant Improvement process per the landlord approved plans to meet the Rent Commencement Date (RCD) Supervise the schedule of the tenant’s construction to ensure they open on or before the Rent Commencement Date (RCD). Perform Landlord Punchlist on-site walk for each TI project and promptly issue a final written Punchlist Report to the tenant’s contractor upon the completion of each project Ensure compliance with all close-out documentation per lease terms and tenant construction manual Create Request for Proposal (RFP) with proper scope list, bid out to vendors (A/E, GC, vendors, etc.), level the bids, present the bid packages to management for approval & lease term coordination, and then execute for Landlord Work/Tenant Request Work per lease term Create and update existing space condition and tenant opening tracking in detailed reports for vacant and decommissioning tenant spaces, incorporating a schedule of remedial works and related cost estimates with photo records Manage capital improvement projects such as utility upgrades, façade renovations, roof replacements, and assist Property Management/Facility Management with other capital improvement projects Represent the Landlord’s interests between the tenant, tenant contractors, utility companies, and government inspection officials during tenant design and construction, to ensure the Landlord’s design and construction criteria are implemented as intended Additional Responsibilities Create and execute the center standard books & procedures by understanding center operations, tenant improvement process, city relationships, vendor arrangement, insurances, safety, retail operations, construction management, tenant needs, etc. Supports actions from requests by operational and cross-functional departments Flexible with dealing with emergencies that may occur at any time in the center during tenant improvement Conduct periodic off-hours inspections as needed Minimum 30% - 70% travel is required including out-of-state Soft skills Bold, passionate, positive, fast-paced, a strong individual contributor and leader for your center & vendors, hands-on, solution-oriented, goal-oriented, teamwork, take ownership, open to changes, ethics, fast learner, time management, thinking like a property owner, negotiation skills, responsiveness, personable, check data accuracy before distributing Technical Requirements Ability to read, interpret and understand leases, construction documents, lease terms, lease work letters, lease plans, etc. Strong construction management and project management experience Familiarity with automated building systems and Energy Management Systems (EMS) Know how to use CAD-based software, Bluebeam, and other design-based platforms Experience in navigating Jurisdictional entitlement process, impact fee, parking ratio mitigation, zoning/planning process, structure upgrade, utility capacity study, civil study, fire life safety requirements, building codes, ADA, signage regulation Proficient in Google E-mail, Google Meeting, Google Drive, Excel, Word, PowerPoint, Adobe, Bluebeam, Auto CAD, Project Management, Procore OSHA, EPA, and other regulatory training and experience is preferred Education & Experience 5+ years of experience in the related field with retail/shopping center operations in North America Has demonstrated success in managing multiple projects, priorities, and people concurrently in a fast-paced, high-growth, and results-driven environment CPM, IFMA, PMP, AIA, PE or LEED-AP is preferred Degree in Architecture, Engineering, Construction Management, Project Management, and/or equivalent experience Language Skills Bilingual in English and Mandarin is a plus #J-18808-Ljbffr Adecco Permanent Recruitment
