POSITION SUMMARY:

Metcon is a commercial general contractor that specializes in construction management, negotiated, design-build and select hard-bid projects. The Sr. Preconstruction Manager must manage the PreCon dept. and provide technical leadership and training. The Precon dept is a critical position within Metcon. Preconstruction dept is responsible for generating conceptual budgets, evaluating, and pricing Schematic, Drawing, Design Development drawings, Construction Drawings, ensuring that we included everything required to successfully price, bid and the project. Preconstruction Staff must prequalify subcontractors, aggressively coordinate with subcontractors to ensure the subcontractors have all required information and that bids are received. This position also works with the Project Management teams to turn-over projects to the production / delivery process, follow-up on proposals and clients until the contract is awarded. Level is determined by performance, experience, project complexity, size, and value. Approximate time in role 7-10 years industry experience or proficient in previous role.

Job Description:

Lead, direct and oversee effective daily operation of Preconstruction and estimating department. Responsible to lead the preconstruction process in CM at Risk and Negotiated GC. Assist in preconstruction process for Design-Build and Hard Bid delivery methods. Establishes project objectives for preconstruction phase, maintain liaison with prime clients, and monitors design progress and project budget. Act as needed to ensure project goals, objectives and initiatives are met in alignment with the mission, vision, and values of Metcon.

Job Duties & Responsibilities:
• Collaborate with the operations team, owners, designers, and subcontractors to ensure the design phase is completed on time with acceptable GMP. Work with Project Leadership team to ensure accuracy of cost estimates, scopes of work and schedule requirements. Identify and effectively manage owner expectations during the preconstruction phase.
• Responsible for the development of viable cost options and value analysis in all building systems with a thorough understanding of the interrelationship of building systems and their impact on the overall project budget. design, quality, and life cycle.
• Responsible to accurately manage all aspects of estimating, constructability, and value analysis, including the timely management of takeoff functions, subcontractor bid solicitation, estimate maintenance, and final deliverables. Ability to analyze both risk and profitability at each level of the estimate.
• Effectively build and manage project schedule in P6 by collaborating with field operations on logic and durations. Including design phases, project phasing, permitting, prequalification, bidding, long lead items and general construction activities.
• Work with senior leadership to set clear and attainable goals for preconstruction teams. Participate in training opportunities to increase technical and leadership competencies.
• Promote and support good internal and external relationships throughout all divisions and departments of Metcon and with clients and the public.
Minimum Qualifications & Training:
• Construction Management degree preferred, but not required or an equivalent combination of training and work experience preferred.
• 7 years’ experience in the construction industry.
• Travel is required, must have a valid Driver’s License.
