Macdonald & Company is proud to partner with a well-established commercial real estate owner, operator and developer to appoint a Controller based Pinehurst, North Carolina . The company manages a diversified portfolio of income producing retail assets, including grocery anchored shopping centers, neighborhood retail properties, outparcels and single tenant assets. Reporting to the Director of Finance, the Controller will lead the day-to-day property accounting function and ensure the organization maintains accurate, timely and well controlled financial records at both the property and entity level. The Controller will be responsible for financial reporting, internal controls, team performance, business systems, and the scalable processes required to support continued growth. This is not a narrowly defined corporate Controller position. The successful candidate will be a player coach who understands the property level detail, can translate complex retail leases into accurate billing and recoveries, and is comfortable moving between technical accounting, team leadership and direct partnership with Property and Asset Management. Key Responsibilities: Property Accounting and Financial Reporting Own the day to day accounting and internal financial reporting for a portfolio of commercial properties and related entities. Manage month end and year end close against defined deadlines, including review of reconciliations, journal entries and supporting schedules. Oversee the general ledger and chart of accounts and ensure consistent accounting treatment across the portfolio. Ensure accurate GAAP accounting for lease income, tenant reimbursements, capital expenditures, fixed assets, depreciation and other property activity. Lead the accounting work required to onboard acquisitions and offboard dispositions while maintaining complete, audit ready records. Maintain and strengthen internal controls, accounting policies, approval protocols and documentation standards. Budgets, Forecasting and Portfolio Performance Lead the annual property operating budget process in partnership with Property Management and Leasing. Manage monthly budget to actual reporting and ensure material variances are explained clearly and accurately. Monitor operating expense trends, identify anomalies and escalate material issues with appropriate supporting analysis. Maintain CAM and operating expense projections that support accurate tenant billing and informed property decisions. Provide reliable property level financial information to support asset strategy, leasing decisions and hold or sell analysis. Accounts Receivable, Accounts Payable and TICAM Oversee tenant billing, rent collections, cash application, delinquency tracking and escalation procedures. Oversee vendor invoice processing, coding, approvals and payment runs, with clear controls and accountability. Own the accuracy and timeliness of TICAM estimates, reconciliations, tenant true ups and related communications in accordance with lease requirements. Partner with Property Management on tenant ledger accuracy, billing disputes, lease interpretation and issue resolution. Support property management fee calculations, estoppel requests, audit confirmations and lease abstract validation as needed. Team Leadership, Controls and Systems Lead, develop and hold accountable the property accounting team and related accounts payable, accounts receivable and bookkeeping resources. Establish clear ownership, review standards, close calendars and escalation points across the accounting function. Own Yardi administration and accounting workflows, implementing practical improvements that increase accuracy, consistency and team capacity. Coordinate annual audit and tax preparation with external accounting partners, including timely delivery of workpapers, schedules and supporting documentation. Build trusted working relationships across Finance, Property Management, Leasing and Asset Management while communicating issues early and constructively. Candidate Profile: Bachelor\'s degree in Accounting, Finance or a related field. At least 4 years of progressive accounting experience, with meaningful responsibility in commercial property accounting and strong exposure to retail assets. Direct command of retail lease structures, NNN mechanics, TICAM estimates and reconciliations, tenant reimbursements and lease accounting. Demonstrated ownership of monthly and annual close across multiple properties or entities. Strong Yardi experience is highly preferred, including practical knowledge of property accounting reports, workflows and controls. Proven experience managing people, reviewing work, developing talent and maintaining accountability under recurring deadlines. Working knowledge of GAAP, internal controls, audit support, property budgets and variance analysis. Clear communication, sound judgment and the willingness to remain directly involved in the detail while leading the broader function. Ability to work locally in Pinehurst, North Carolina and collaborate closely with the company\'s leadership and operating teams. Additional Experience That Would Be Valuable Accounting exposure across development, redevelopment, acquisitions or dispositions. Knowledge of draw schedules, capitalization rules, soft costs, job costing, construction reporting, lender reporting or loan compliance. Experience improving close timelines, reporting quality, billing accuracy, systems adoption or team productivity. A public accounting foundation, CPA designation (not required) or prior experience within a privately held real estate owner and operator.
