She can help you explore open roles, apply, and answer your questions in real time.JOB SUMMARYThe Property Manager (PM) provides leadership and daily management over an assigned area and team responsible for single-family rental homes and the residents who occupy them. The PM is accountable for the market performance and is empowered to make decisions within company guidelines to enhance the customer experience and ensure seamless service. Property Managers are involved in all aspects of market operations, included but not limited to resident inquires, move in procedures, rent collection, evictions, reputation management, providing outstanding customer service to residents, and serve as a primary liaison between central support and the market team. This position supports the Regional Operations Director (ROD) in all aspects of management, included but not limited to, marketing, rent collections, resident inquiries, profit and loss (P&L), review of metrics, and general management of the resident experience and provides direction in absence of the ROD to the market team.ESSENTIALFUNCTIONSOversee and manage development of Property Management staff across move in, cash collection, customer relations, renter’s insurance, early terminations, HOA Violations, transfers, utilities, and general property management.Lead property management team in maintaining a high degree of customer service and competency level in all resident interactions, whether over the phone or email, through formal written communication or in person.Establish environment that promotes teamwork and cohesion with Leasing, Pricing, Retention, Operations, Service, and Construction teams in order to drive P&L performance.Manage daily operations and oversees market in absence of the Regional Operations Director.Exercise sound judgement and autonomy in resolving customer concerns within company guidelines. Always striving to provide the best possible experience.Ensure customer cases and escalations are responded to in a timely manner and team documents resident follow-up in systems to ensure transparency across departments.Drive optimal results on Google, social media, and resident surveys/feedback and ensure market is focused on enhancing the resident experience.Be knowledgeable of provisions in standard lease documents and maintain a working knowledge of resident rules and regulations.Ensure a consistent, resident focused move in experience and audit compliance for move in documentation.Provides oversight of vacant home walks, move in inspections, and asset shows well and is prepared for new resident, as applicable.Confirms lease has been signed and all move in monies have been collected prior to the move in date.Provides feedback and training on new resident orientation and move in follow up calls and ensures all items are complete on the Move-in Checklist.Collaborate with central departments to include, approving move in requests, application and lease follow-up, and fleet management.Manage an efficient resident eviction process, which may include attending eviction court and ensures possession of assets takes place timely in the event of non-payment or lease non-compliance.Gather and provide relevant information and timelines to central support teams in the event of a formal resident complaint.Lead a team who partners with central teams to drive rental collections with a goal of minimizing evictions and reducing delinquency.Responsible for ensuring team conducts occupancy checks, as needed, and conducts move in and out operations in Yardi.Maintain intimate awareness of market/industry conditions and trends.Understand and possess the ability to train team on fiduciary duty. Lead team in assigned market to always make decisions based on the best interests of the business.Ensure that the policies and procedures are followed and analyzes processes to ensure optimum efficiency and staffing levels.Human Resource ManagementRecruit, hire, and train qualified, dynamic, high performance property management teams.Supervises staff, sets goals, and holds people accountable for results and provides timely feedback.Ensure that all training requirements are completed on time.Ensures that employees all have goals and receive regular feedback on their performancePerformance management of personnel including, performance reviews, corrective action, mentoring, development plans and performance improvement plans.Ensure that the policies, procedures, and safety guidelines are followed.Carry out other duties as assigned that are in the best interests of the company.QUALIFICATIONSBachelor’s Degree in Business or 5+ years of progressive property management work experience in either the single family or multi-family rental industry3+ years of supervisory experienceReal Estate license required (within 90 days of hire)Real Estates license and Property Manager Permit required in the state of NevadaMust have a valid Driver’s LicenseAbility to build and maintain positive relationships internally and externallyPossesses strong organizational skills and is detail orientedAbility to thrive in a dynamic, fast-changing, growth environmentFosters teamwork and mutual respect throughout the companyInteracts productively in person and through technology with co-workers, team membersExcellent oral and written communication skillsComputer literacy, ability to comfortably navigate new technology and competency in MS Office suite a mustPrevious use of Yardi Voyager and Salesforce a plusPhysical Demands:Sitting for extended periods of time using office equipment and computersModerate stooping, kneeling, crouching, reaching, standingMay entail light lifting of supplies and materials occasionally, up to and including 25lbsAbility to talk, hear, compare, compute, compile, copy, analyze, coordinate, synthesize, negotiate and communicateWalking for extended periods of timeSustains substantially recurring movements to fingers, hands, wrist, legs and feetAbility to judge distances and spatial relationshipsWhat you can expect from us:Competitive Compensation - Including performance-based bonuses that reward your contributions.
