Building Maintenance Technician

Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.

The following knowledge, skills, and abilities are required:

• Knowledge of and skill in use of standard tools, equipment, materials, methods, and practices of general maintenance task
• Knowledge of the hazards and safety precautions of general maintenance
• Knowledge of blueprints, schematics, and working drawings
• Ability to use basic math applications
• Ability to locate and identify problems in appropriate building system or equipment and to plan and execute necessary repairs
• Physical ability to perform moderately heavy physical work which includes lifting and crawling, and to remain outdoors in inclement weather

Mechanical - Knowledge of HVAC, air handlers, cooling towers, heat pumps

Duties:

• Maintain property, performing minor and routine painting, plumbing, electrical wiring, and other related maintenance activities. Replace HVAC filters.
• Notify management concerning need for major repairs or additions to lighting, heating, and ventilating equipment.
• Provide excellent customer service to tenants, keeping supervisor informed and maintaining records in work order system.
• Clean snow and debris from sidewalks and other exterior areas.
• Operation, maintenance and repair of sanitary sewer systems, including sump pumps, basins, toilets, urinals and piping.

Work Attire:

Wear Common Protective or Safety Equipment such as Safety Shoes, Glasses, Gloves, Hearing Protection, or Hard Hats

Tasks:

• Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment.
• Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate following checklists and maintenance schedules.
• Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devices.
• Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment.
• Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
• Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.
• Record type and cost of maintenance or repair work.
• Clean or lubricate shafts, bearings, gears, or other parts of machinery.
• Operate cutting torches or welding equipment to cut or join metal parts.
• Install, maintain and repair heating, ventilation, and cooling units. Diagnose and repair of electronic, mechanical, and electrical components of these systems.
• Setup and removal of all holiday decorations at the center; examples of such are Santa house, Scrooge house and puppet house.
• Art relocation within the center.
• Building of planters and bases for art.
• Special events including but not limited to fashion shows car shows and other events in center; examples of such are Garden show, Art Rocks, etc.
• Maintenance of parking garages and parking lot lighting following checklists and maintenance schedules.
• Handling maintenance calls from tenants.
• Report issues to Maintenance Manager.
• Performs other duties as assigned.
