Property Manager

The Opportunity As a Property Manager at Anchor, you are responsible for all operational aspects of the buildings you manage and for facilitating occupancy in conjunction with the assigned Asset Manager. This position offers an anticipated annual base salary range of $90,000 – 100,000 , along with the opportunity to earn a discretionary bonus. Actual compensation will be based on experience, qualifications, skills, and location. This position is based out of Anchor’s Sacramento, CA office. How you’ll contribute Work in a fast‑paced environment while managing conflicting priorities. Manage a medical outpatient portfolio ranging from 200k to 350k square feet, varying by region and tenant mix. Travel to properties for meetings and walk‑throughs, including day‑long or overnight trips if required. Serve as the primary responsible for all work‑order processing and third‑party dispatching for service requests in the portfolio. Negotiate, track, and arrange preventative maintenance contracts, repairs, and certificates of insurance through the engineering staff and work‑order management system. Correspond with tenants and clients via letters, email, and telephone regarding rent and service needs with strong tenant rapport. Assist with new and renewal leases in conjunction with the Asset Manager. Work with accounting and management to set annual budgets for each project, distribute regular reports to owners and tenants, and forecast expenditures. Develop accurate monthly, quarterly, and annual financial reports in accordance with owner reporting requirements; manage operation expenses and address negative trends. Build and maintain a tenant guide for each tenant at each property, including instructions and schedules for building systems and emergency procedures. Create and maintain signage directories and other property documentation. Establish efficient long‑term practices for each building to maximize owner value and minimize expenditures. Serve as the first point of contact for after‑hours building emergencies. Support office operations by completing annual strategic management reports and submitting regularly updated financial, property condition, and leasing statements to management and owners. What you bring 3–5 years of commercial real‑estate, property management, or customer service experience. Meticulous attention to detail and systematic organizational skills. A strong work ethic and proactive approach to work. Ability to multitask with ease. Ability to work independently and collaborate with other team members. Experience with property‑level financial reporting and management of medical outpatient properties. Strong knowledge of accounting principles. Positive attitude, professional correspondence etiquette, and strong interpersonal skills. Initiative and commitment to producing quality outcomes both independently and as part of a team. Ability to work after hours and some weekends, as required by business needs. Strong knowledge of Microsoft Office programs (Outlook, Word, Excel, PowerPoint). Bachelor’s degree in business or management preferred. Certified Property Manager (CPM), Real Property Administrator (RPA), or similar certification(s) preferred. Does this sound like you?
