Our client is a privately held real estate investment firm that acquires, develops, and manages multi-tenant retail centers and self-storage assets across the Southeast. As FP&A Manager, you'll turn market data, lease rolls, and operating results into clear forecasts that guide every acquisition, development, and capital decision. Your work will decide which deals the firm pursues and how it protects NOI as the portfolio grows.

Performance Objectives

• Deliver a rolling 36-month cash-flow model for every new acquisition within 10 business days of LOI. Each model shows IRR, equity multiple, and downside scenarios against a 12%+ unlevered return threshold.
• Produce monthly variance reports explaining actual vs. budget NOI by property within 3 days of close, with at least three actionable cost or occupancy levers each cycle.
• Build and maintain a portfolio-level dashboard tracking occupancy, rent growth, and cap-ex spend, so the investment committee can reallocate capital within 48 hours of a material change.
• Lead the annual budget process so that 100% of property-level operating budgets are finalized and loaded by mid-November, with owner-approved assumptions documented.
• Partner with leasing and operations to quantify the financial impact of major leases and renovations within 5 days. This supports go/no-go decisions that grow same-store NOI by 4%+ annually.
• Create a standardized underwriting template that cuts first-pass model time by 30% and captures retail and self-storage drivers such as unit mix, CAM recovery, and tenant sales.

Environment & Resources

You'll report to the CFO and work daily with acquisitions, asset management, and third-party property managers. Tools include Excel, Argus, Yardi, and Power BI. You'll have dedicated analyst support and a travel budget for site visits. Decisions are made by a lean investment committee that values speed and precision over bureaucracy.

Essential Qualifications

• 5+ years building and defending real estate cash-flow models that were used to close transactions or set annual budgets. Retail or self-storage experience is preferred.
• Proven ability to reconcile actual operating statements to forecasts and find the 2–3 drivers that move NOI by more than 5%.
• Hands-on experience with Argus or an equivalent tool, and the discipline to keep models audit-ready for lenders and equity partners.
• A track record of presenting concise investment memos to owners or committees that led to approved capital deployments.
• Comfort turning lease abstracts, CAM estimates, and construction budgets into live financial scenarios without waiting for perfect data.
