Job Summary This role oversaw and performed technical and mechanical work to ensure that building interiors and exteriors, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality. Property type: Stabilized, Garden Style Unit count: 354 Schedule: Monday‑Friday with on‑call every two weeks. Key Responsibilities Assist and complete work orders from resident requests and routine upkeep, diagnosing defects and making repairs per policies, procedures, safety standards, and code requirements. Oversee and complete the “make‑ready” process for vacant units, including pre‑move‑out inspections, punch lists, vendor scheduling, material procurement, maintenance tasks, and final inspections. Develop and maintain standards for cleanliness and appearance of grounds, amenities, building exteriors, unit interiors, breezeways, curbs, signage, leasing office, garbage areas, parking lots, and other common areas. Periodically inspect work performed by service team members and contractors to assess policy effectiveness and develop corrective action plans. Maintain adequate inventory of spare parts and materials; coordinate orders with the Community Manager within budgetary guidelines. Complete monthly preventive maintenance procedures as outlined in the policy manual. Assist the Community Manager in developing the repair and maintenance budget and capital projects. Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible. Conduct regular safety meetings, manage MSDS sheets, and stay updated on OSHA and other safety laws to ensure compliance. Demonstrate customer‑service skills by treating residents respectfully, answering inquiries, responding sensitively to complaints, and addressing assigned work orders efficiently. Qualifications High school diploma, GED, or related experience and training. 1‑2 years of related experience in property or building maintenance. Hands‑on knowledge of HVAC, plumbing, and mechanical systems; strong leadership abilities; experience leading service teams and coordinating maintenance operations. Must bring own hand tools and be skilled in safe use and maintenance of hand tools, power tools, mechanical equipment, and measuring devices. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication. Strong written and verbal communication to represent management and interact with residents, team members, and external visitors. Proficiency in internet use, word processing, spreadsheets, and database management; property management system experience preferred. Basic mathematical skills for reviewing financial and administrative documents. EPA certification Type I and II or Universal (for sealed system testing). All state and local certifications required. Valid driver’s license if required to operate a golf cart. Physical Demands & Travel Must be able to stand, walk, sit for extended periods, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work in all weather conditions. May push/pull/lift up to 25 pounds alone and 50 pounds with assistance. Occasional local travel to meetings or training. Flexible schedule to cover evening, weekend, and holiday call‑outs. Compensation & Benefits Hourly rate: $34.62 – $38.00 (Pleasanton). Eligible for incentive‑based bonuses and a 40% housing discount.
