Roofing Project Manager-

We are looking for Commercial and Residential Roofing project manager with over 5 years of experience.

Core Requirements :

• Direct daily field personnel and labor crews in alignment with company operational standards.
• Rig, signal, and guide crane operations for lifting and dumping skip pans filled with tear-off debris.
• Maintain complete sobriety and pass a drug- and alcohol-free workplace screening.
• Transport supplies and equipment to and from vendor supply yards directly to active jobsites.
• Fluent in English and Spanish to coordinate smoothly with general contractors, field leadership, and specialty subs.
• Arrive outfitted in required safety gear, including steel-toe boots and a hard hat.
• Proficient in driving company work trucks with hitched trailers.
• Available for full-day field presence (approx. 7:30 AM to 6:00 PM) with adaptability to shift schedules as project demands require. Before the Crew Arrives and After the Crew Finishes
• Foundational working knowledge of both residential and commercial roofing applications and assemblies.

Key Responsibilities

Project Execution & Operational Leadership

• Direct and deliver multiple commercial and residential roofing and construction projects from A to Z.
• Run jobsite walk-throughs to inspect quality of work, verify adherence to architectural plans, and ensure compliance with safety and scope standards..
• Supervise subcontractors, vendors, and consultants, ensuring labor output aligns with production targets and contract terms.
• Proactively resolve site conflicts, operational bottlenecks, and technical trade disputes.

Cost Control & Financial Administration

• Oversee full-cycle financial health for assigned jobs, including WIP updates, ECAC revisions, and cash-flow projections.
• Evaluate contractor payment applications, verify incoming invoices, and drive timely close outs.
• Monitor and identify change order items.
• Collaborate with accounting teams on customer billing, receivables, and final retainage release.

Contracts, Compliance & Documentation

• Manage drafting, review, and execution of purchase orders, vendor agreements, and AIA-standard contracts.
• Secure and maintain required municipal permits, inspection sign-offs, and subcontractor certificates of insurance (COIs).
• Coordinate the submittal and shop drawing lifecycle to prevent supply chain and trade delays.
• Finalize project closeouts by compiling as-builts, warranty documents, and O&M manuals for handoff to facility teams.

Pre-Construction & Field Coordination

• Review existing facility layouts and operating systems to prevent construction disruption to ongoing tenant/facility operations.
• Partner with leadership during subcontract and design-build agreement negotiations.

Preferred Assets -

• Education: Bachelor’s degree in Construction Management, Civil/Structural Engineering, or a related field (equivalent field experience considered).
• Technical Proficiency:
• Strong blueprint reading and specification interpretation skills.
• Solid grasp of commercial roofing systems, warranty packages, and local building codes (e.g., NOA requirements).
• Working knowledge of construction accounting fundamentals (WIP, billing cycles, cost coding).
• Competency in MS Project, Excel, and construction management platforms.
• Physical & Field Demands:
• Must be comfortable working at heights and repeatedly climbing fixed and extension ladders.
• Must be willing and able to perform some field work (erecting ladders, moving around materials, loading trailers etc.)
• Able to conduct active, on-foot field evaluations in varying weather conditions.
• Valid driver’s license with a clean driving record; must pass drug screening and background verification.
