Community Manager - Broadstone Ingleside

Job Summary This role manages the day‑to‑day operations of an assigned garden‑style apartment community, including overseeing staff, finances, leasing, and maintenance to meet budgeted financial and operational goals and to ensure compliance with company policies and housing laws. Responsibilities Provide input into budget development by analyzing financial statements, market data, and operational reports. Meet targeted revenues by setting rent rates, ensuring timely collection of rents and fees, and preparing monthly financial status reports. Approve invoices from vendors, contractors, and service providers; reconcile work performed; manage vendor communications. Control expenditures to stay within approved budget and maintain the petty cash fund. Oversee lease enforcement: approve applications, renewals, conduct inspections, manage notices, evict residents, and collect late fees per lease terms. Analyze market trends and implement marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction by responding to complaints and ensuring timely resolution of service requests. Ensure maintenance staff meet company standards and that property inspections maintain safety, cleanliness, and appearance. Supervise staff: hire, orient, train, and perform performance management in line with company policies. Assist client/owner relations by meeting owners, conducting property tours, and providing performance updates. Complete accounting, financial, and administrative reports and perform other duties as assigned. For California locations: manage the lease process using the California Lease File Checklist to ensure complete and compliant documents. Qualifications Bachelor’s degree in Business Management, Real Estate, or related field preferred. 4–6 years of relevant experience in property management, sales, marketing, or customer service. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, and capable of working independently or collaboratively. Valid driver’s license for golf‑cart operation; all on‑site staff who drive must have valid licenses. Proficiency with internet, word processing, spreadsheets, and database management. Strong proficiency in property management software (preferably Entrata, Yardi, or OneSite). Management and supervisory skills for hiring, leading, and evaluating staff. Travel / Physical Demands Work in an office environment with frequent exposure to outdoor conditions. Must access all property areas, push, pull, lift up to 20lb independently and 50lb with assistance, and perform local travel for business purposes. Salary & Benefits Salary Range: $85,000 – $90,000 (location and experience dependent). Additional compensation includes quarterly or annual bonus programs for corporate roles and weekly/monthly bonuses for onsite roles.
