What You’ll Do Acquire right-of-way rights for distribution and electrical transmission line projects in accordance with project guidelines and regulations Support the Project Manager and project team members Prepare real estate documents Conduct property research for ownership and boundary information Communicate with property owners and their representatives regarding right of way acquisition Perform general administrative tasks that keep projects moving We’re Looking For Someone Who Works efficiently under tight deadlines and keeps multiple priorities moving Is organized, analytical, and detail-oriented Communicates clearly and professionally — in writing, on the phone, and face to face Brings a strong service mindset to every landowner and client interaction Picks up new systems and software quickly Is eager to learn and grow in the right of way profession Minimum Requirements Active Colorado Notary OR the ability to obtain one within 60 days of hire Proficient with MS Office Suite — specifically Excel, Word, and Outlook An iOS or Android smartphone to access ORC’s systems Valid driver’s license Where You Fit This posting covers Utilities Agent levels 1–3, and the pay range shown reflects the full span across all three levels — not the range for any single level. During the hiring process, every candidate is assessed and evaluated to determine their Agent level. Leveling is based on a number of factors — including years of experience, demonstrated skills, the complexity and scope of work you've owned, overall career depth, and what you demonstrate throughout the interview process. Your offer, including compensation, will align with the level that best matches your experience: Utilities Agent 1 — $70,811 – $84,578 | Minimum of 1 year Right of Way acquisition experience and/or Colorado Real Estate experience Utilities Agent 2 — $80,678 – $96,324 | Minimum of 3 years Right of Way acquisition experience Utilities Agent 3 — $93,742 – $111,872 | Minimum of 5 years of Right of Way acquisition experience Bonus Points: If you have an active CO Real Estate license Relocation and per diem are not provided. Physical Requirements: While performing the duties of this job, it requires a combination of office-based and field work. Employees will spend prolonged periods sitting and performing computer-based tasks, including typing, data entry, and virtual communication, while also regularly traveling to landowner properties, project sites, and government facilities, some of which may be in rural or remote locations with limited accessibility. Driving is an essential function of the role and may involve extended periods and long-distance travel. Fieldwork may require walking over uneven terrain, standing, or navigating outdoor environments, with routine exposure to varying weather conditions such as heat, cold, rain, and snow. The role also involves frequent interaction with a diverse range of individuals, including landowners, government officials, and members of the public, requiring the ability to communicate effectively and maintain professionalism across differing personalities and potentially challenging situations.
