Superintendent - MultifamilyPosition OverviewExperienced Multifamily Superintendent responsible for overseeing construction and renovation activities across apartment communities. The Superintendent will lead unit turns, valueadd and phased renovation projectsoften in occupied buildingsensuring work is completed safely, on schedule, within budget, and with minimal disruption to residents. This role partners closely with property management, contractors, and vendors to maintain building operations, deliver high quality finishes, and drive efficient unit turnover.Key ResponsibilitiesManage daytoday onsite construction and renovation activities for multifamily properties, including unit turns, valueadd renovations, and phased projects in occupied buildings.Plan, schedule, and supervise subcontractors, inhouse crews, and vendors to meet project timelines while maintaining cost control and quality standards.Coordinate closely with property management and leasing teams to develop turnover schedules, prioritize units, and minimize resident disruption.Perform regular walkthroughs and inspections to ensure work meets design specifications, building codes, and quality expectations; create and track punch lists to completion.Enforce jobsite safety protocols and ensure compliance with OSHA, local regulations, and community policies.Prepare and manage daily reports, progress photos, and documentation for project status, manhours, materials used, and change orders.Order and track materials and equipment to maintain efficient workflow and avoid delays; identify opportunities to reduce waste and control costs.Communicate proactively with residents, property staff, and stakeholders about work timelines, access requirements, and potential impacts, maintaining a professional and courteous presence onsite.Troubleshoot field issues, provide technical guidance to crews, and implement corrective actions to resolve construction defects quickly.Train, mentor, and evaluate maintenance and renovation staff to build a reliable, skilled onsite team focused on continuous improvement.Qualifications5+ years of handson construction or superintendent experience in multifamily/apartment renovation and unit turnover.Proven experience managing valueadd renovations and phased projects in occupied buildings with minimal resident disruption.Strong knowledge of construction methods, building systems, code compliance, and quality control standards.Demonstrated ability to manage subcontractors, schedules, budgets, and material procurement.Excellent communication and interpersonal skills for working with residents, property management, vendors, and internal stakeholders.Proficient with project documentation: work orders, punch lists, daily logs, and basic construction math; experience with property management or construction software a plus.Valid drivers license; OSHA or relevant safety certifications preferred.Ability to lift moderate weight, climb ladders, and work in varied onsite conditions; flexible schedule to respond to urgent repairs or turnovers.BenefitsPTOPaid HolidaysHealth / Dental / Vision401k match
