Community Manager

The Opportunity This is the operational anchor for day to day life across Blackwood Groves and Penrose. You will report directly to our Director of Operations, and own the full resident and homeowner experience. You are the primary bridge between Bridger Communities and the Bridger Builders team on warranty and post-closing service, and the person residents and homeowners call when something needs to happen and trust to see it through. The scope spans resident experience and communications, maintenance coordination and vendor dispatch, move in and move out turns, leasing and marketing support, HOA and homeowner operations, homeowner closing and warranty leadership, renewals and accounts receivable, resident events, and the financial and administrative hygiene that keeps the property side running clean. The Community Manager is a steward of the Bridger brand in every interaction, from a five minute hallway conversation to a homeowner's closing day. What You'll Do Own the resident experience across both communities Connect with every new resident the day after move in through a call or in person check in. Respond to resident inquiries, concerns, and complaints quickly and professionally, and serve as the primary point of contact once a resident has moved in. Maintain a visible, regular presence across the property, including amenities and common areas, catching issues before residents report them. Run a 90 day post move in check in, and a check in roughly 90 days before lease expiration, to gauge satisfaction and get ahead of churn. Keep maintenance and work orders moving Oversee incoming maintenance requests and keep work orders moving through to completion. Partner closely with the on-site Maintenance Technician on open work orders and incoming resident issues. Own vendor dispatch and bid collection: source competitive bids, coordinate contracts, and manage outside vendors for repairs and larger service work outside the maintenance technician's scope. Collect and maintain current Certificates of Insurance and W-9s from contracted vendors, and enforce dispatch gate requirements. Coordinate on call maintenance scheduling and order operational supplies. Coordinate move-ins, move-outs, and unit turns Coordinate move-ins and move-outs, including inspections, documentation, and deposit accounting. Track move out inspections and unit turn progress through the property management system. Walk each completed unit to confirm turn quality before accepting it and releasing it to leasing. Manage security deposit accounting within required statutory timelines. Support leasing and marketing that drives occupancy Provide backup leasing coverage in bounded situations: when Leasing is on tour, out of the office, or during lease-up surge periods. Partner with Marketing community outreach efforts that help drive occupancy across the portfolio. Confirm unit readiness after each turn and move completed units to the Vacancy board promptly so leasing can list them without delay. Coordinate with the leasing associate on new move in scheduling, and relay pre move in issues to maintenance. Anchor HOA and homeowner community operations Serve as the day to day operational contact for HOA matters, including homeowner communications and common area maintenance. Support HOA financial matters such as owner transfers, ledgers, and delinquency. Help build a sense of community across both renter and homeowner populations. Lead the homeowner closing and warranty experience Own the orientation walkthrough and closing day experience for each new home. Prepare homeowners for living in the home: systems orientation, shut offs, finishes, warranty coverage, and points of contact. Serve as the primary post-closing point of contact for warranty questions and construction concerns. Triage, document, and track warranty requests from submission through resolution, and flag recurring or systemic issues for escalation. Own renewals, AR, and resident communications Own the rental renewal process, beginning outreach approximately 90 days before lease expiration. Manage lease renewals, violations, and notices in line with company policy. Collect and process rent, track resident accounts, issue late notices, and assist with collections and write-offs. Monitor accounts receivable and delinquency, following up early and consistently on unpaid rent. Manage the statutory eviction process when necessary. Supply operational and resident content for the community newsletter and coordinate on resident facing communications. Run resident events and support retention Work closely with Marketing on resident events, resident retention initiatives, and offsite marketing efforts. Own the calendar, logistics, and on the ground execution of resident events across both communities. Translate event concepts into real, well run events and coordinate content capture for marketing use. Support resident retention efforts, including organizing and running occasional resident events. Keep records, invoices, and reporting clean Code invoices accurately to the correct property and expense category in a timely manner. Keep accurate, up to date records across CRM systems and resident files. Assist with financial reporting, and with occupancy and delinquency tracking, contributing to monthly and annual reporting. Assist with preparing and monitoring the annual operating and HOA budgets, tracking actuals against plan and flagging variances. Follow safety and compliance standards Follow all safety procedures outlined in the Employee Handbook, standard operating procedures, and on equipment labels. Ensure compliance with Fair Housing law, safety procedures, and company policy, and represent Bridger Communities professionally at all times. Where This Seat Grows This role is intentionally sized for someone who can own the day to day today, with real room to grow as the portfolio expands. As Victoria Flats comes online, there is a credible path for this seat to grow into oversight across a third community, or toward a regional Community Manager role. Other natural expansions over time: a bigger hand in resident retention strategy, deeper ownership of the HOA financial relationship, or mentoring a future Community Manager as the portfolio scales. None are commitments today; all are credible scope as you prove and as the business grows. What You Bring A genuine commitment to hospitality and resident experience, with pride in representing the Bridger Communities brand in every interaction. 3+ years of experience in property management, hospitality, homeowner services, or a related resident-facing operations role. Strong verbal and written communication skills, with the ability to manage sensitive resident and homeowner conversations. Demonstrated ability to manage multiple priorities and vendors at once without letting details fall through the cracks. Comfort working across property management, maintenance ticketing, and accounting systems. Experience with Yardi, Buildertrend or comparable multifamily / construction tools is a plus. Working knowledge of Fair Housing law and a commitment to following safety procedures and company policy. Comfort supporting leasing activity, such as giving tours, processing applications, and preparing lease agreements, when needed. Valid driver's license and reliable transportation for regular property walks. What Sets You Apart Experience with new home warranty processes or working alongside a homebuilder or construction team. Familiarity with HOA operations and financial basics such as ledgers and delinquency management. Experience planning and executing in person community or resident events. The Practical Details Title.
