Under the general direction of the Office Building Manager IV, the Office Building Manager III serves as the Building Manager over the Twin Towers, and is responsible for directing and supervising a large staff engaged in the overall custodial operations and maintenance services for a 614,000 sq/ft building in a major metropolitan area of State-owned and occupied buildings and grounds in accordance with Facilities Management Division (FMD) policies and procedures. This position is responsible for the overall administration and maintenance of the Twin Towers, including management of customer service and the operational budget, and will plan and assign work of subordinate staff, and develop an overall master maintenance schedule. As the Office Building Manager III, you will be responsible for: Managing and overseeing the day-to-day operation of the assigned building(s) and staff by developing overall master maintenance schedules Reviewing and approving final budget estimates for repair, maintenance, and custodial operations, monitoring expenses, financial reports, and projecting cost variances Supervise, direct, and evaluate staff by monitoring and establishing performance expectations and requirements, providing training, hiring and maintaining adequate staff Maintaining excellent customer service while balancing competing priorities Project management of contracted services such as building alternations and improvements Administering health and safety programs Come join a team that creates: A collaborative team atmosphere founded upon ethics, integrity, and stewardship. To be successful in the role, you must meet the qualifications below: Four years of progressively responsible building management experience, one year of which shall have involved the supervision of a large office, institutional building, or group of buildings of at least 300,000 square feet, involving public contacts and responsibility for a large maintenance and custodial staff.
