Colton Creek Apartments in McDonough, GA is seeking a Community Manager to oversee our 500-unit property. This position is ideal for someone who enjoys hands‑on management, building strong resident relationships, developing a strong leadership team, and ensuring smooth day‑to‑day operations. You’ll oversee ten on‑site employees and work directly with residents to create an exceptional living experience. What You’ll Do Oversee all aspects of property operations, including leasing, renewals, resident relations, collections, and maintenance coordination. Manage budgets, control expenses, and optimize occupancy to meet financial goals. Ensure compliance with Fair Housing laws and company policies. Foster strong relationships with residents, vendors, and internal teams. Create and promote engaging resident retention programs and community events. What We’re Looking For 5+ years of experience in property management as a Community Manager of a 500 unit or similar sized community. Strong leadership, communication, and organizational skills. Proficiency in budgeting, marketing, and resident engagement. Familiarity with OneSite or other property management software, plus Excel, Outlook, and Microsoft Office. Knowledge of Fair Housing regulations and operational best practices. Requirements High school diploma required; college coursework or ARM/CAM certification a plus. Valid driver’s license and reliable transportation. The community is open 7 days per week, so some weekend work may be required throughout the month.
