Position Overview

We are seeking an experienced, dependable, and hands-on  Residential Renovation Project Manager / Working Foreman to oversee residential remodeling projects throughout the Macon, Georgia area.

This person will take ownership of renovation projects from initial property assessment through final completion. The Project Manager will be responsible for developing scopes of work, assembling and coordinating skilled trades and labor teams, establishing project schedules, tracking worker hours, coordinating materials, monitoring workmanship, and ensuring projects are completed safely, efficiently, on schedule, and within approved budgets.

This is a  field-based leadership position , not a desk-based construction management role.

The ideal candidate is someone who can walk into a property, assess what needs to be completed, develop an organized plan of action, assemble the right team, and manage the project through a successful final walkthrough.

Key Responsibilities

Project Planning & Scope Development

• Inspect residential properties and identify required renovation and repair work.
• Develop a detailed  Scope of Work (SOW) for each property.
• Break projects into appropriate phases, trades, tasks, and milestones.
• Identify labor, materials, equipment, subcontractors, and specialty trades required to complete each project.
• Develop realistic project schedules and target completion dates.
• Assist ownership with estimating labor and material requirements.
• Identify potential project risks, hidden conditions, or additional work as early as possible.
• Communicate recommended changes to scope, schedule, or budget before additional work is performed.

Build & Manage the Renovation Team

• Identify, assemble, and coordinate reliable workers, subcontractors, and skilled trades required for each project.
• Coordinate professionals such as:

Carpenters • Painters • Flooring Installers • Drywall Crews • Electricians • Plumbers • HVAC Contractors • Roofers • Tile Installers • Handymen • General Laborers • Cleaning Crews

• Verify workers and subcontractors have the experience necessary for assigned tasks.
• Coordinate scheduling and sequencing of trades to prevent unnecessary delays.
• Provide clear daily and weekly expectations to workers.
• Address performance, attendance, workmanship, and scheduling issues as they arise.

Jobsite & Construction Management

• Serve as the primary field leader for assigned renovation projects.
• Direct daily activities and ensure crews understand project priorities.
• Conduct regular walkthroughs and inspect work in progress.
• Ensure workmanship meets established quality standards.
• Confirm work is completed according to the approved scope before approving completion.
• Maintain clean, organized, and safe jobsites.
• Coordinate property access, material deliveries, equipment, and subcontractor schedules.
• Identify problems quickly and develop practical solutions that keep projects moving.
• Minimize downtime between trades and construction phases.
• Maintain awareness of applicable permits, inspections, codes, and licensed-trade requirements.
• Coordinate required inspections or licensed contractors when applicable.
• Perform hands-on construction or repair work when appropriate to keep projects progressing.

Scheduling & Labor Management

The Project Manager / Working Foreman will be responsible for maintaining accurate oversight of project labor.

Responsibilities include:

• Creating weekly and daily construction schedules.
• Assigning workers to specific projects and tasks.
• Recording and verifying employee or contract-worker hours.
• Maintaining accurate timesheets and labor records.
• Tracking labor hours against project budgets.
• Monitoring worker attendance and productivity.
• Preventing unauthorized overtime or unnecessary labor costs.
• Reporting labor requirements and staffing concerns to ownership.
• Forecasting upcoming trade and labor needs.

Materials & Cost Control

• Develop material lists based on approved scopes of work.
• Coordinate purchasing and delivery of construction materials.
• Verify materials are received and properly stored.
• Monitor material usage and reduce unnecessary waste.
• Maintain receipts, invoices, and supporting project documentation as required.
• Compare actual project expenses against approved budgets.
• Obtain estimates or quotes from subcontractors when required.
• Immediately communicate potential cost overruns or scope changes.
• Do not authorize significant additional expenses or change orders without required approval.

Quality Control & Project Closeout

Before a renovation is considered complete, the Project Manager will:

• Conduct detailed quality-control inspections.
• Develop and manage punch lists.
• Ensure incomplete or deficient workmanship is corrected.
• Verify major systems and installed fixtures are functioning appropriately.
• Confirm debris, construction materials, and equipment are removed.
• Ensure the property is clean and presentation-ready.
• Document project completion with photographs and other required records.
• Conduct a final walkthrough with ownership or designated management.
• Obtain approval before releasing the project from active construction.

Required Qualifications

• Minimum 3 years of residential construction, remodeling, rehabilitation, or renovation experience .
• Previous experience as a Foreman, Construction Supervisor, Superintendent, Project Manager, General Contractor, Lead Carpenter, or similar field leadership position.
• Demonstrated ability to supervise multiple workers and skilled trades.
• Ability to develop and execute residential renovation scopes of work.
• Strong understanding of construction sequencing and residential building practices.
• Ability to estimate labor, materials, and project timelines.
• Strong organizational and problem-solving skills.
• Ability to maintain accurate worker hours and project records.
• Ability to read basic construction plans, measurements, estimates, and scopes of work.
• Strong understanding of construction quality and workmanship.
• Valid driver's license and reliable transportation.
• Ability to travel between properties throughout the Macon area.
• Ability to work independently with limited day-to-day supervision.
• Smartphone and ability to communicate using calls, text, email, photographs, and project-management tools.

Preferred Qualifications

• 5+ years of residential renovation experience.
• Established relationships with reliable subcontractors and tradespeople in the  Macon/Middle Georgia market .
• Experience renovating rental or investment properties.
• Experience managing multiple residential renovations simultaneously.
• Experience developing construction budgets and scopes of work.
• Knowledge of local permitting and inspection processes.
• Experience sourcing and negotiating with subcontractors and suppliers.
• Hands-on carpentry, electrical, plumbing, painting, flooring, drywall, or other construction experience.
• General Contractor or applicable trade licensing is a plus but not required unless necessary for work being personally performed.
