Business Development Executive — Property Intelligence & Facility Services Southern California | Field-Based | Los Angeles Orange County Inland Empire San Diego Opportunity Is Knocking CAM Property Services turns 40 this year , and we're building the next generation of the company. Our goal is to grow from approximately $25M to $50M over the next four years . To help get there, we're looking for a hungry, high-impact Business Development Executive who knows how to prospect, open doors, build relationships and close profitable recurring business. We're hiring one exceptional BD now — and we're open to hiring a second if we find the right person. You can live in Los Angeles, Orange County, the Inland Empire or San Diego . At the center of our growth strategy is CAM Property Intelligence — our approach to helping property managers and owners better understand what's happening across their properties through disciplined inspections, reporting, accountability and execution. You'll use Property Intelligence to open doors, uncover opportunities and convert those opportunities into long‑term CAM clients. What You'll Sell CAM provides recurring and on‑demand property services throughout Southern California: Property Intelligence inspections and reporting Landscaping Parking Lot Sweeping Pressure Washing Facility Maintenance Your focus can be commercial, multifamily or both , depending on your experience and relationships. Commercial opportunities include shopping centers, retail chains, office, industrial and other professionally managed assets. What You'll Do This is a full‑cycle business development role . You will: Build and manage a pipeline of targeted properties, portfolios and decision-makers Prospect property managers, asset managers, owners and facility leaders Use Property Intelligence to identify needs clients may not see today Conduct property walks and turn findings into compelling proposals Sell profitable recurring and on‑demand services Grow individual property relationships into multi‑property enterprise portfolios Develop relationships through ICSC, BOMA, Apartment Associations, CAI, IFMA and other industry organizations Negotiate and close service agreements Partner with Operations for successful onboarding Maintain an accurate pipeline, opportunities and forecasts in Aspire CRM You're Building a Portfolio, Not Just a Territory We don't want a salesperson simply covering a map. We want a BD who can turn one relationship into multiple properties, multiple services and ultimately an entire portfolio. A single property can become three services. Three services can become five properties. Five properties can become a regional portfolio. That's how you create value for CAM — and how you create greater earning potential for yourself. Who We're Looking For You may come from facilities services, commercial real estate, multifamily, landscaping, janitorial, building services or another B2B service industry. We're more interested in how you sell than the logo on your last business card. You should be: A hunter who is comfortable creating your own opportunities Competitive, curious and financially motivated Comfortable prospecting by phone, email, LinkedIn, networking and in‑person Able to walk a property and ask intelligent operational questions Confident communicating with property managers through senior decision‑makers Capable of developing relationships beyond a single property Organized and disciplined with CRM and follow‑up Comfortable learning estimating, margins and the economics behind a proposal Motivated by measurable performance and uncapped earning potential 3+ years of successful B2B sales or business development experience preferred. Commercial real estate, multifamily or property‑services experience is a plus. Compensation Year 1 OTE: $120,000+ 90-Day Training Period $4,000/month training compensation $2,500 bonus upon successful completion of the training program Following Successful Training Base salary: $70,304–$90,000 , based on experience and qualifications Uncapped commissions Increasing production unlocks greater commission opportunity Where You'll Work This is a field‑based Southern California role . We're open to candidates based in: Los Angeles Orange County Inland Empire San Diego You should expect to spend time where business gets done: at properties, with clients, at industry events and in the market.
